Convenience and competitive home prices combine

Skinnerville-Greenville Heights sits south of the Tar River, overlooking East Carolina University’s main campus and the Uptown District. “Greenville compares to any college town in that the closer you get to campus, the more student presence there will be,” Joe Carteret says, Realtor and team leader of the Carteret Group at Simply Brokerage. “A general rule of thumb is that if you have a thriving university like ECU, the housing market is going to do well in neighborhoods that are walking distance to campus, and that’s true here as well.” Melinda Deigan, a local Realtor with United Real Estate East Carolina, agrees. “Walkability to campus is a draw, as is walkability to the Uptown District, which is the cute little downtown area. But the main draw to this particular neighborhood is the price point. It’s one of the more affordable markets in the city right now.”

Home prices for well under the Greenville median

Many of the closely spaced homes that line these grid-patterned streets were built before 1960. Original 1930s-era Craftsman bungalows and modest 1940s Minimal Traditional cottages stand between classic midcentury ranch-style homes and once-grand Victorians. Gary Foote, a local BHHS Prime Properties Realtor, says this area is typically not where newcomers to Greenville are interested in buying a home, and the area mostly appeals to university students and staff. However, Carteret says Skinnerville-Greenville Heights draws investors, too. “A lot of the market around here is centered around the university, and student housing is big here, which appeals to both local and out-of-state investors.” Prices start at around $75,000 and can go up to nearly $180,000, still about $60,000 under the median for the wider city.

Pitt County Public Schools, East Carolina University

Preschool through fifth-grade students can attend Wahl-Coats Elementary School of the Arts, which earns a C-plus from Niche. Secondary students continue to Eppes Middle, which also earns a C-plus, and Rose High, which scores a B-plus. Rose High offers a variety of extracurriculars, such as the Aspiring Authors Club and Asian Culture Club. Third Street Academy, a private Christian school for young men, is about half a mile from most homes. In 2024, the Academy earned accreditation from Cognia, a globally recognized accrediting agency, with a score of 308. That’s 55 points higher than the national average. East Carolina University’s main campus is just a few blocks south of the community. This public institution is the fourth largest in North Carolina and offers over 200 degrees and certificates. It’s also the only one in the state with engineering, medicine and dentistry schools.

Eppes Recreation Center, Greenville Outdoor Aquatic Center and more

The Eppes Recreation Center features basketball courts, a gymnasium and a weight room. There’s even a computer lab and a reservable meeting room. In the summer, the center hosts an adult basketball league and youth day camps. The Greenville Outdoor Aquatic Center opens between Memorial Day and Labor Day and has an outdoor pool with two slides, a curly one into the deep end and a short, straight one into the shallow end. Greenville residents are given a discount on day and season pool passes. The rec and aquatic centers are next to each other and located a mile from most homes. To the north of Skinnerville-Greenville, there is access to the Tar River Greenway, which connects east to the park and amphitheater at Town Common.

Local flavor found in the Uptown District

The Uptown District is the heart of Greenville’s dining and nightlife scene. Despite its name and position on the north side of town, Uptown District is generally called “downtown” by locals. Downtown provides a variety of eateries, pubs and entertainment. At Pitt Street Brewing Company, patrons enjoy weekly trivia nights and comedy shows just as much as the craft beer. On Fridays and Saturdays, the taproom features food trucks. The Breakfast Bar—a breakfast, lunch and brunch spot— is known for its Southern-style comfort food. This family-owned eatery earned a recommendation badge from Restaurant Guru in 2022.

Walkable, with GREAT bus stops and US Route 13 nearby

Skinnerville-Greenville Heights is largely walkable due to its location. It's within a mile and a half of the Uptown District, the Tar River Greenway and ECU’s main campus. The Greenville Area Transit (GREAT) stops are scattered along main thoroughfares in and around the neighborhood, making it easy to get around by bus, too. U.S. Route 13, known locally as Memorial Drive, runs north-south along the community’s west side. This main thoroughfare connects north across the river toward the Pitt-Greenville Airport, less than 4 miles away, and south toward the ECU Health Medical Center, about a mile and a half away.
