Haynie-Sirrine is wonderfully walkable
One of Greenville’s first Black communities, Haynie-Sirrine has preserved its historic roots with landmarks like the childhood home of civil rights activist Jesse Jackson, while still offering new housing development and modernization. “There’s been a lot of beautification and investment in that area,” says Bryan Sullivan, a Realtor with Berkshire Hathaway C. Dan Joyner, who’s been selling homes in the city for more than a decade. “Over the last five years, it’s really kicked into gear, and it’s only going to get bigger.”
Access to downtown restaurants and community events remains one of the neighborhood’s biggest draws, with most spots within walking distance. “The walkability there is tremendous. It’s a 10 out of 10 for walkability,” Sullivan says. “You also see a lot of people out on scooters and bicycles. People use golf carts too.” The upcoming University Ridge development will provide residents with even more options, just north of the neighborhood. Once complete, it will feature a Whole Foods, multiple restaurants and shops and a park.

Casual dining at local establishments like Biscuit Head
Along Church Street, Biscuit Head is a popular breakfast spot, best known for its gluten-free biscuits and jam bar. Farm Fresh Fast is another option along the strip offering locally sourced American cuisine such as gourmet burgers and yucca fries. An abundance of further dining options awaits in the heart of downtown. Soby’s on South Main Street is a go-to spot for Southern comfort foods like shrimp and grits. “One of the best draws of Greenville downtown is the food, and it’s not just high-end,” says Vickie Leonard a Realtor with Boulder Ridge LLC and a long-time Greenville resident. “They have food truck gathering areas, too.” For grocery shopping, Harris Teeter is less than a mile south along Augusta Street.

Haynie-Sirrine teems with vintage and new construction
Haynie-Sirrine offers an attractive mix of apartments, townhouses and single-family homes. Homebuyers can find everything from 1920s Craftsman bungalows to recently constructed homes in traditional styles. Over 40 additional townhouses will be added to the neighborhood in the coming years in a subdivision known as Biltmore Park. Sidewalks link the neighborhood to the heart of the city and many streets are lined with mature trees. “If you want a house with a yard and still want to be downtown, this is a good spot,” Sullivan says.
Single-family homes typically range from $900,000 to well over $1 million, while townhomes can cost anywhere from $400,000 to $800,000. “It’s one of the higher-priced neighborhoods and it’s only going to go higher. A lot of people want to be downtown,” Sullivan says. “If something comes on the market. It doesn’t stay long. It’s one of the hottest areas downtown.”
According to the CAP Index Crime Score, Haynie-Sirrine’s overall crime score is 5 out of 10, slightly higher than the national average of 4.

Weekly and annual events on Main Street
Greenville’s Main Street hosts events downtown throughout the year. Main Street Fridays and the Saturday Market run from spring to fall, bringing a weekly music series and a farmer’s market to the city. In the winter, outdoor ice skating is available at United Community Ice on Main. Popular annual events in the city include the Poinsettia Christmas Parade, Trick-or-Treat on Main Street, and the two-day Greenville Jazz Fest in June.

Ella Mae Logan Park on Howe Street has a play area and swing set right in the neighborhood, making it a convenient after-school and weekend destination. A few blocks north, Cancer Survivors Park, offers walking trails adorned with artwork. For over 30 acres of natural scenery with waterfall views, Falls Park on the Reedy sits a mile north and offers a variety of recreational options. “You have garden areas, you have a river, you have picnic areas, you have outdoor amphitheaters, you have a variety of scenery,” Leonard says. “It’s truly a place that you can enjoy all year long.”

Hop on the bus on Church Street
The heart of downtown is just a mile north, so residents can walk or catch the bus at Greenlink Transit stops along main roads like Augusta Street and Church Street. Local hospitals are also nearby. Prisma Health is about 2 miles south and St. Francis Downtown is little more than a mile west. For trips out of town, ramps to Interstate 385 are just over a mile north, connecting the neighborhood to the Greenville-Spartanburg International Airport in less than 15 miles.
