Historic, highly walkable and loaded with charm, Pettigru’s late 19th and early 20th-century homes are its calling card. Just east of Main Street in downtown Greenville, it’s the largest of the city's seven historic districts. Porticoes, porches, balconies and columns offer beauty and entice buyers who covet old homes. “People who live in Pettigru are fans of historic homes and classic architecture,” says Gina Calvin, a Realtor with Allen Tate Company, who’s been selling homes in Greenville for 31 years. “They are stewards of the homes in this neighborhood and take great care to preserve them. Their pride in living in a historic district is evident.”

Residents of Pettigru can walk to Main Street in historic Greenville, which is less than a mile from home and offers abundant restaurants, cafes, and retailers. Cleveland Park and notable Bon Secours Wellness Arena anchor Pettigru and set the tone for a neighborhood where folks are regularly seen walking, running, and biking.

Pettigru homes include Victorian, American Foursquare and Tudor-style

Most homes in Pettigru date from 1890 to 1930. Bungalows, American Foursquare, Queen Anne, and Tudor-style homes with large yards sit alongside Colonial Revivals and a few Victorian-style homes. Massive 100-year-old trees provide shade to residents out for a stroll along the paved sidewalks. “Not a lot of homes go for sale in the area, people tend to hold on to them,” says Shelly DeVreese, a Realtor with Coldwell Banker Caine, who’s been selling homes in the area for 11 years.

DeVreese says prices typically run from $800,00 to $1.5 million, and costs are largely dependent on whether homes have been renovated. Turn of the 20th-century homes with more than 3,200 square feet have recently sold from $960,000 to $1,500,000. Occasionally, smaller bungalows can be found from $350,000 to $450,000. Zoning laws allow for both commercial and residential use, giving buyers latitude to make the most of properties with abundant square footage. “There are a lot of businesses and law offices in the neighborhood,” DeVreese says.

According to the CAP Index Crime Score, Pettigru's overall crime score is 7 out of 10, higher than the national average of 4.

Cleveland Park is next door to the Greenville Zoo

At the neighborhood’s southern border, Cleveland Park sits along the Reedy River and its branching Richland Creek. With 120 acres, it features a covered playground, volleyball and tennis courts, and fitness equipment. Next door, the Greenville Zoo cares for more than 200 animals from around the world and holds regular interactive events where visitors can feed the giraffes. The Swamp Rabbit Trail is a 22-mile path that welcomes joggers, cyclists and strollers as it passes through Pettigru’s southeastern corner and other surrounding neighborhoods.

Shopping and dining within walking distance from Pettigru

With Main Street and the heart of downtown Greenville nearby, there are nearly 100 restaurants in the area. Just a few blocks west, Northampton Wine & Dine offers an elegant environment and an extensive wine list. Oak & Honey is known for its made-from-scratch seasonal fare, craft cocktails, and live music each weekend. Locals grab espresso and a light bite at Coffee Underground. For a meal at home, Publix Super Market at McBee Station sits directly south of the neighborhood.

Pettigru is home to a museum and private club

Just a few blocks west, locals can catch music and theater performances at The Peace Center, watch the Greenville Swamp Rabbits professional ice hockey team play at Bon Secours Wellness Arena, or head to the Saturday Market. The popular farmer’s market takes place on Saturdays from 8 a.m. to noon from May through October.

Even closer to home, history buffs will enjoy free visits to The Museum & Library of Confederate History on Boyce Avenue, which houses Civil War artifacts ranging from rifles to uniforms. Founded in 1935, the private Poinsett Club on East Washington Street offers fine dining and hosts dances and holiday celebrations.

Highly-rated Greenville County schools welcome Pettigru students

Public school students may attend Stone Academy for elementary school, League Academy for middle school and Greenville Senior High. All three schools earn A Niche grades. As part of the Greenville County School District, every student receives a Chromebook.

With Interstate 385 serving the area, it’s easy to get around Greenville by car. For weekend getaways, residents can head to Charlotte, Atlanta, or Columbia, each of which is less than 150 miles away. Vacationers often head to coastal destinations like Myrtle Beach or Savannah which are both about 250 miles from Pettigru. When out-of-state travel is on the schedule, the Greenville-Spartanburg International Airport is about 14 miles east of downtown. Prisma Health Greenville Memorial Hospital, a 746-bed facility, is 3 miles south.
