New growth gives a facelift to Pleasant Valley
Pleasant Valley is a neighborhood on the cusp of change – and it has been trending that way for several years. A little over 4 miles south of downtown, Pleasant Valley has a bit of a suburban quality. But with Augusta Road running through the middle of it, commercial amenities are bustling. “Things stay pretty busy here, there are cars always coming up Augusta,” says Josh Eagle-Wilkinson, manager at Lotus Urban Farm & Garden Supply. “When we moved in here 8 years ago, some of the surrounding houses were still empty, but the past few years we’ve seen growth.” Indeed, other local business owners have said Pleasant Valley is getting “a facelift” – especially as the Augusta Road Corridor plan targets this neighborhood for mixed use development. Expect to see an evolving suburb here.

Midcentury finds and new construction
Prices are generally in a condensed range of mid $400,000s to mid $500,000s. There are, of course, some exceptions. “They’ve put in a lot of nicer, newer homes, and completed extensive renovations on other homes,” says Eagle-Wilkinson. Prices for these can be in the mid $600,000s. For example, homebuyers can expect to see a kind of modern farmhouse style with three bedrooms and multiple stories, built in the 2020s. Otherwise, it’s more common to see midcentury ranches and Craftsman homes with bold columns and uncommon color palettes, like navy blue. Streetscapes are minimalist but appealing to the eye, featuring mulched beds and shrubbery around the home’s perimeter, and often a fenced backyard. Sharon Wilson, president and broker-in-charge of Wilson Associates, says, “The area is going through a rebirth. Younger people are moving into the neighborhood because you can find a home under $400,000 and then make renovations.”

Extensive magnet programs at Hughes Academy
Blythe Academy is for students in kindergarten through 5th grade. With a student-teacher ratio of 14-to-1, it scores an A overall from Niche. The Hughes Academy of Science and Technology enrolls over 1,000 students in 6th through 8th grade. It took scores high, with an A-minus overall from Niche. Magnet courses include graphic design and auto robotics. Southside High is known for being the first high school in South Carolina to offer an International Baccalaureate and Advanced Placement Program. It earns a B-minus from Niche.

Hugged by country clubs
Pleasant Valley isn’t necessarily full of big parks, but, somewhat true to its name, there are green spaces hugging it. Both of these spaces are run by the Greenville Country Club: the Chanticleer Course is to the west, while the Riverside Course is to the east. Founded in 1895, there’s a touch of history to this club. The Chanticleer Course often gets praised as one of the best in the city, even though many say that it presents several challenges. Kiwanis Park borders Augusta Road, and features a pair of playgrounds, plus a basketball court and football field. Gatlin Park is on the other side of the street, and is primarily known for having a shaded picnic spot by a creek, as well as a shaded playground.

Augusta Road is a crucial commercial corridor
Small businesses thrive in Pleasant Valley. People from all over the region come to Grape & Grains to purchase homebrewing equipment. Equally popular is The Dive, which fulfills the need for a neighborhood pub. "Augusta Road is a vibrant, yet family friendly area," says Bo Hendley, owner of The Dive. "The City of Greenville has committed to an extensive renovation of this area known as the Gateway to the City, going as far as extending grants to business owners. We continue to see a revitalization of our community and we couldn’t be more excited. "Then there’s the Recovery Spa, where residents can experience the relaxing benefits of cryogenic therapy. Furniture and home décor stores are in abundance, too. As for the dining scene, residents have access to Southern soul food restaurants and American grills. But tacos and Thai bites are also available, so there’s room to explore. Much of the southern end of Pleasant Valley turns into a concentrated commercial node where big-box stores reign. Aldi serves as a grocery anchor.

Largely car dependent, but still walkable
Interstate 85 is on the neighborhood’s southern border, near the cluster of big-box stores. Of course, many drivers may choose to take Augusta Road into downtown Greenville – it turns into Route 29. Buses run along Augusta, too. That’s not to say pedestrians are out of luck in Pleasant Valley. “They have made Augusta more walkable with sidewalks, and made things safer for pedestrians by putting turning lanes in the middle rather than the edges,” says Eagle-Wilkinson.
