Where Portland ends and Gresham begins
Wilkes East sits near the Columbia River where Portland ends and Gresham begins. An industrial zone covers nearly half of the neighborhood, and the rest is populated with single-family homes, apartments and a handful of townhouses. The area is growing and changing along with the rest of Gresham. “It was kind of a little, ‘waiting for it’s big moment’ kind of town,” says Greg Walczyk, who moved to the area 25 years ago. He’s the principal owner and broker of Walczyk & Associates Realty, and specializes in the eastside of Portland Metro. “In the last five years we’ve seen an absolute explosion in companies coming in, and jobs, and that brings the restaurants and more things to do. There’s kind of a renaissance in the Gresham area now.” Has a wide range of houses of worship, including a Buddhist temple, Greek Orthodox church, a church of Jesus Christ of Latter-day Saints and several other denominations.
Single-family homes south of I-84
South of Interstate 84, buyers can find New Traditional and ranch-style homes built in the 1980s and 90s. There are a few condo and townhouse options along Halsey Street, which typically sell between $250,000 and $410,000. Homes on the other side of Halsey Street tend to be a decade or two older – with a few exceptions – on lots up to a half acre, which some residents populate with backyard pools. These subdivisions resemble their suburban counterparts throughout Gresham, where intermittent sidewalks connect cul-de-sacs of single-family builds. Most three- and four-bedroom homes range between $400,000 and $600,000.

Diverse cuisine along 181st Avenue
Local and chain restaurants line 181st Avenue, including Meeka Sushi, a popular stop for Japanese fare in a relaxed environment. Residents can turn up the volume at Nick’s Pizza & Sports Bar, which has ample seating and TV screens for enjoying a game. Grocery runs can be done at the Albertsons just south of Glisan Street. The closest Target is about 2 miles east.

Wilkes East students can walk to school
Children can start at Wilkes Elementary, then move on to Hauton B. Lee Middle School. Both schools are within walking distance of neighborhood homes and earn a C-minus from Niche. Reynolds High School in nearby Troutdale has a C-plus rating. The Reynolds School District serves students from 123 different birth countries speaking 70 different languages and earns an A in diversity from Niche. “My kids went to school with a great, diverse, really positive group of kids,” Walczyk says. He notes that people who only look at school ratings “miss the beauty of the school districts out here. If you want your kid to be educated well on the eastside, and go to an Ivy League college, it’s all there for you.”

Nadaka Nature Park a local highlight
Nadaka Nature Park opened in 2015, a product of community partnerships and advocacy. The 10-acre green space includes a half-mile nature walk, innovative play areas and a community garden with more than 50 plots for locals to rent out. Residents can also gather at Columbia View Park, an undeveloped stretch of grass with plenty of shade for picnics and an open field to tire out the pups.

TriMet bus routes throughout the neighborhood
Residents can get around on the bus, with stops lining Halsey and Glisan Streets and 162nd and 181st Avenues. Drivers can hop on I-84 toward Portland or follow it east along the Columbia River. Locals learn to tune out planes from nearby Portland International Airport. The Gresham Driver and Motor Vehicle Services is located within the neighborhood, which brings people across the city into Wilkes East every day.
Industry and climate change impacts the region
The neighborhood’s proximity to I-84 and several distribution centers can have an adverse effect on local air quality. In addition, climate change is having a growing impact on the Portland Metro area, as the region is susceptible to days of smoke from local wildfires and increasing temperatures. In March 2024, crowds gathered at Nadaka Park in Wilkes East to plant trees in honor of the lives lost during the 2021 Oregon heat wave.
