Businessweek once named Groesbeck the best place to raise a family. With a combination of low home prices, good schools and a friendly atmosphere, it’s not difficult to see why. “People move to Groesbeck and stay in Groesbeck, so it retains the same families,” says Bonnie Overbeck, CEO and Realtor at 3B Realty Group. With easy access to Cincinnati via Colerain Avenue, it’s an ideal area for those who want to remain close to the city but have a quieter lifestyle. “It’s fairly simple to get to downtown, but you’re still in more of a suburban feel,” says Overbeck.
From split-levels to brick ranches and colonials
Homes in the neighborhood are variations of midcentury styles, from split levels with vinyl siding to classic brick single-story ranch styles and half brick, half vinyl siding colonials. These homes have sold for between $75,000 and $280,000. “There has also been traditional, newer construction within the last 20 years,” Overbeck says. These new-traditional homes have sold for between $280,000 and $580,000. Groesbeck streets are lined with sidewalks and mature trees, but most residents use their cars to get around, backed up by the neighborhood’s 47 out of 100 Walk Score. As for crime, the CAP Index gave Groesbeck a 4 out of 10 Crime Score, on par with the national average.

High marks for diversity at Colerain High School
As far as schools go, families have their pick of the crop. “People like the schools, both public and Catholic. There are a lot of options,” Overbeck says. For public schools, students may attend the Northwest Local School District. Children start at Colerain Elementary, which earned a B-minus grade from Niche. In sixth grade, students move to Colerain Middle School, which received a C grade from Niche. For high school, students move on to Colerain High School, which earned a B-minus grade from Niche. Colerain High is known for its diversity and Niche gave them an A in that category. Families can also opt for private education at Our Lady of Grace Catholic School, which serves kindergarten through eighth grade.

When school is not in session, the neighborhood has several parks and recreational areas for residents to enjoy. Residents can help their children get a spring in their step at Defy Trampoline Park. Here, visitors can reach new heights in the Open Jump Area, scale an indoor rock wall and tackle the Ninja Challenge Course. Colerain Park, which spans 29 acres, allows visitors to play pickup basketball or get together for a family barbecue. The park also has an outdoor amphitheater hosting the Sizzling Summer Entertainment Series. For those who want peace in a natural environment, Farbach-Werner Nature Preserve is just the place. Spanning over 25 acres, the park creates a pocket of wilderness in the middle of Colerain Township, mesmerizing visitors with the natural wonders of flora and fauna. Residents can wander the Pin Oak Trail, watch pollinators in the butterfly garden and attend nature programs in the Ellenwood Nature Barn, a structure dating back to the 1830s. The nature preserve is open from dawn to dusk, with free admission. Groesbeck Park is the neighborhood's baseball hub, with four baseball fields and a picnic shelter.

Short commute to Downtown Cincinnati
Residents who work in Downtown Cincinnati are looking at a 10-mile commute. Those commuters could also take advantage of the Southwest Ohio Regional Transit Authority bus system, otherwise known as the Metro, from the stops along Colerain Avenue. Every summer, Colerain Park has a free Sizzling Summer Entertainment Series, a weekly event hosting movies, concerts and even live plays at the park’s outdoor amphitheater, which is also available for rent when not in use by the township. The events in the area don’t stop there. “Colerain Township has a variety of activities that go on throughout the year,” says Tom Johansing, a Realtor with the Tom Johansing Team of RE/MAX Preferred Group, who has been selling homes in the area for over 35 years. “One of the popular activities is the 4th of July Spectacular. They make it a full event with food trucks, drinks, fun stuff for the kids, and entertainment, and it is followed up with a 30-minute fireworks display choreographed with music.”
