Proximity to downtown draws homebuyers to West Mystic
The historic west side of the Mystic River is where affluent captains and merchants built their homes more than a century ago. “You can see the water from the widow’s watches on top of the old captains’ houses,” says Ann Bergendahl, broker-owner of Willow Properties and a licensed Realtor in Connecticut for nearly 20 years. “Our history revolves around the Mystic Seaport, shipbuilding and whaling, and homebuyers are drawn to it.”
Today, West Mystic is the neighborhood just west of the historic downtown riverfront. It’s still known for its shipyard, yet the neighborhood encompasses much more, including hiking trails, wooded preserves and suburban-style homes. “Many houses are within walking distance or a short bike ride from shops and restaurants downtown,” says Greg Broadbent, associate broker with Re/Max Coast and Country and a lifelong Mystic resident. “We’re a boating town, not a beach town, so the riverfront marinas are very popular.”
With its proximity to downtown and access to open spaces and trails that lead to the Connecticut coastline, West Mystic is also a place where kids can roam free, and adults can enjoy an outdoor lifestyle free from noise and traffic. “I used to ride downtown, get candy at the local stores and ride home,” Broadbent says. “West Mystic is a great place for a kid to grow up.”

Food and shopping along the Mystic River
Mystic Market West, on Noank Road near the Mystic Shipyard, is a deli that has provided groceries, sandwiches and salads to boaters and ship workers since 1993. “My sister and I opened the first market there in 1980,” says Judi Caracausa, associate broker with William Pitt Sotheby’s International Realty, who has listed and sold homes in Mystic for almost 40 years. “The market, like the shipyards and the post office nearby, is what residents think of when they hear ‘West Mystic.’” As the neighborhood sprawled west, local love for the downtown and riverfront never wavered. This is why an eatery like Mystic Pizza, the setting of Julia Roberts’ 1988 romantic comedy, is still in business and thriving on West Main Street. Sift, a bakery on Water Street, has customers lining up at the door for fresh-made pastries. Owner Chef Adam Young won the “Best Baker in America” award from the Food Network in 2018. Down the street, Oyster Club serves dishes with locally caught or grown ingredients. Renee Touponce, the chef at Oyster Club, was a finalist for a James Beard award in 2024. Downtown Mystic is also full of stores for the quality-minded, such as Hang the Moon, a women’s gift, accessories, and jewelry shop that sells items made by women for women.
A holiday parade and arts festival in Mystic’s historic downtown
A popular event and a local downtown tradition is the Mystic Irish Parade in March. Local businesses like car dealerships, radio stations, and downtown stores and restaurants have floats in the parade. “The Shriners are there, too, riding their little cars,” Broadbent says. “The parade lasts about an hour, and my family gets there early for a good spot to see it.” Another big draw to the downtown is the Mystic Outdoor Art Festival in August. The two-day festival attracts over 100,000 people with open-air displays of artwork that stretch more than 2 miles throughout the heart of downtown.
Waterfront properties are in no short supply in the West Mystic area.
The closer to the river, the higher the price point
Generally, with so much history and interest in the riverfront, the closer homes are to the water and downtown, the pricier and more historic they tend to be. Newer custom homes near the Mystic Shipyard, some with private beaches and boat docks or blocks from the waterfront, can run between $1 million and $5.75 million. Historic homes within walking distance of downtown, some with water views in winter, can list for between $700,000 and $995,000. Homes farther west are priced lower. Ranch-style homes, including raised ranches, with attached garages, fireplaces and spacious backyards, sell for between $260,000 and $730,000. Colonial-style homes, often with more bedrooms and overall space, list for between $400,000 and $760,000. “Second homes are popular because the downtown is a summertime destination,” Broadbent says. “West Mystic has starter homes and million-dollar properties, but the streets are still quiet, and you can feel comfortable having your kids ride bikes into town.”
Local West Mystic residents can plan to have their kids to attend Groton Middle School.
Groton schools with magnet and other specialized programs
The schools that serve West Mystic belong to the Groton School District, which receives an overall grade of B-plus from Niche. Elementary students can choose from five intra-district magnet-themed schools, such as Mystic River Active Exploration Magnet, a K-5 school not rated by Niche, that motivates students through hands-on and collaborative learning. Groton Middle, a B school, offers a low 8-to-1 student-teacher ratio and is an international baccalaureate world school with a STEAM emphasis. For high schoolers, Robert E. Fitch High, which scores a B-plus, features over 40 extracurricular clubs and activities, including its championship marching band, sailing team, drama club and gaming club.
From a historic shipyard to miles of hiking trails
West Mystic is probably best known for its historic shipyard, which opened in 1843. Today, Mystic Shipyard offers carpentry, refinishing, repair and other services to summer residents and winter storage customers. Nearby, Beebe Pond Park and the Hidden Lake Walking Trails feature nearly 2 miles of trails that loop around the park’s salt pond. “We used to go ice skating on Beebe Pond when I was a kid before it got too marshy to freeze,” Broadbent says. “Trails loop through Merritt Family Forest, and you can get to Bluff Point on the shoreline through Haley Farm Park.” Open space and walking trails in Groton make getting from inland homes to coastal scenic views an adventure. Families with small children will enjoy the swings, slide and jungle gym at the Mystic Meadows Playground south of Route 1. Jumpers Academy, a horse-riding school to the north of Route 1, offers boarding, lessons and training. Farther north, Pequot Woods Park is a 140-acre wooded area with more hiking trails, a pond and streams.

Transportation in and around West Mystic
Many of the homes in West Mystic are within walking or biking distance of downtown, which stretches from Water Street to Main Street and across the drawbridge onto Cottrell and Holmes streets. While the neighborhood has no bus services, Route 1 (or West Main Street) connects with Interstate 95 on the way to New London, 9 miles west. Westerly, Rhode Island is just 9 miles east. Interstate 95 runs parallel to Route 1, 2 miles north of Mystic, and takes drivers to Boston, 100 miles northeast, and New York City, 135 miles southwest. The Mystic Amtrak station is on the east side of the river, minutes away, and the closest airport is Rhode Island T.F. Green International Airport, a 45-mile drive.
Flood risk in West Mystic
West Mystic homes can experience flooding around the shipyards and the Eccleston Brook and Fishtown Brook, which run through the center of the neighborhood. As recently as January 2024, the town experienced significant flooding along the riverfront from a storm that was not a hurricane. Fortunately, the damage was minimal, the water receded quickly, and flooding of this kind happens every few years rather than more frequently.
