Groveland offers country living near Conesus Lake adventures
Less than 50 miles from Rochester, Groveland offers a rural lifestyle in the Finger Lakes region of Livingston County. “We have more cows than we do people,” says Kimberly Burgess, Groveland’s town clerk, who has lived there since 1998. The scenic farmland and the people are what kept Burgess in Groveland for more than two decades. “I love the community, the residents, the rural feel, the peacefulness,” she says. “I love knowing my neighbors. They are genuine, kind-hearted people who look out for one another.” Groveland connects to a portion of Conesus Lake, the farthest west of the Finger Lakes, where locals and tourists enjoy year-round adventures.

Lakefront homes and spacious lots, but they're rarely on the market
Due to low inventory, homes in Groveland rarely come up for sale. When they do, they average about one month on the market, less than the national average of 52 days. Many homes are on 1 to 20 acres of land. Some are tucked away in the woods, while others are surrounded by farmland. Homes on these spacious lots include anything from early 1900s farmhouses to modern Colonial Revivals, ranging from $250,000 to $450,000. In the small hamlet of Groveland Station, century-old bungalows, American Foursquares and National-style houses have about a quarter- to three-quarter-acre lots, and sell for around $70,000 to $280,000. Lakefront homes typically feature private boat docks and back decks overlooking the water. Only three have sold in recent years, ranging from $380,000 to $650,000.
Most homes in Groveland are supplied by private well water. Homes in Groveland Station and along Conesus Lake have access to public water through the Livingston County Water Authority, which is expected to extend to additional homes in 2025. Burgess says the news was welcomed by the community because many homes are running out of well water.

Year-round adventures on Conesus Lake and a war memorial park
Conesus Lake is a popular destination for boating and fishing, with an access point on the south side. During the winter months, people enjoy ice fishing and ice skating on the lake. Winter lows are typically below freezing, and the area averages around 57 inches of snow per year. Long Point Park isn’t in Groveland, but it is about halfway up the 8-mile lake, featuring a large grassy area by the water with a gazebo and a fishing pier. To reach Groveland Ambuscade Park, visitors walk up a long staircase to the park’s memorial, which commemorates a Revolutionary War battle that took place during the Sullivan Campaign in 1779. The park also has a picnic pavilion.

Lakefront seafood eatery, a dive bar and more businesses in Geneseo
Groveland has very few options for dining out. Along State Route 256, there’s Beachcomber, a lakefront seafood restaurant with boat parking and outdoor seating. About 5 miles down the road, DiSalvo’s Par-Keys is a little hole-in-the-wall dive-bar known for its Friday fish fry, while also serving pizza, wings and other bar foods. More restaurants are about 10 miles away in Geneseo, along with big-box retailers, like Wegman’s, Walmart and Tractor Supply Co.

Three school districts with most students zoned to Geneseo Central
A large portion of Groveland is served by Geneseo Central School District, which receives a B grade from Niche. The district’s three schools are all on one campus with fewer than 900 students combined and a student-teacher ratio of 9-to-1. Some students are zoned to the Mount Morris Central School District or the Dansville Central School District, both rated C-plus.
Jobs at the Groveland Correctional Facility and in Rochester
Groveland Correctional Facility is one of the town’s biggest employers, located in the small hamlet of Sonyea. Burgess estimates that approximately half of the community works in Groveland and other nearby small towns, while the other half works in Rochester. Commuters take Interstate 390 to Rochester, a drive that takes about 45 minutes. It’s also where travelers can fly out of Frederick Douglass Greater Rochester International Airport.
