Gunnison offers mountain scenery and rural living in Sanpete County

Gunnison is a hamlet in rural Sanpete County, surrounded by farmlands in the Sevier Valley. City residents enjoy mountain views and easy access to nearby lakes and state parks. Even though the community embraces its rural setting, Gunnison is self-sufficient. Main Street is lined with local businesses and restaurants, and amenities like public schools and parks are all within city limits, making everyday life simple and convenient. "People come here for the manufacturing jobs," says Misty Braithwaite, associate broker at Red Rock Real Estate with over 20 years of experience. "The state prison [Central Utah Correctional Facility] is also a large employer. Many people from the city move down here for a slower pace. The schools are smaller, and kids can get more one-on-one."

Eclectic homes with spacious lots in Gunnison

Gunnison has a city-grid style layout with linear street blocks and occasional sidewalks. Built primarily in the 20th century, ranch-style homes, cottages, bungalows and new builds are scattered throughout the city. Many properties have open lawns and spacious driveways that can accommodate RVs. "Homes here have large parcels, and you are not sitting on top of your neighbor," Braithwaite says. "You've got room for gardens, backyards and animals." No homes have recently been sold in the area. According to a Homes.com calculation, which uses a combination of estimated data, the average home value in the city was approximately $350,000 in October 2025.

Public parks and lakes offer ample recreation options

The city has an indoor swimming pool, a skate park and several sports leagues through Gunnison Valley Recreation. Gunnison Park is the area's central gathering and outdoor space, featuring playgrounds, pavilions and a green field for picnics and community events. Yuba Lake offers boating, fishing and camping opportunities several miles outside city limits. Located 10 miles northeast of Gunnison, Palisade State Park has an 18-hole public golf course and trails for hiking and off-roading. The park also offers paddleboard, kayak and canoe rentals for access to Palisade Lake. "Now everything in the park is booked," Braithwaite says. "People have found our hidden spot. We also get a lot of people from the north who come down here to hunt in our mountains or go for ATV rides."

Public education is provided by South Sanpete School District

The city is served by South Sanpete School District. Gunnison Valley Elementary School covers preschool through fifth grade and earns a B-minus grade from Niche. Gunnison Valley Middle School and Gunnison Valley High School both have C-plus ratings. Gunnison Valley High offers career and technical education programs in agriculture and business. Higher education institutions like Snow College and Utah State University, Ephraim, are both about 20 miles away in Ephraim.

Main Street has local shopping and dining options

Businesses and restaurants line Gunnison’s Main Street. Shelle's and Main Freeze are popular local spots for burgers and milkshakes. Gunnison Market covers essentials and groceries, and there's a Walmart about 20 miles away in Ephraim. For larger stores and shopping, Braithwaite says people often go to Richfield, about 35 miles south, and Spanish Fork, about 75 miles north.

Area schools offer seasonal events for families and kids

Local schools host many activities for families and students. Gunnison Valley Elementary School has a Halloween parade, and the middle and high schools have musical performances. The annual Gunnison Valley 5K Santa Run takes place in late November, and proceeds go to local charities.

Highway access and hospital are close to home in Gunnison

U.S. Route 89 runs through town, connecting to nearby communities like Ephraim and Richfield. Gunnison Valley Hospital is in the city. State Route 28 and Interstate 15 head north. The nearest major airport is Salt Lake City International Airport, about 130 miles north of Gunnison.

Businesses and homes affected by 2007 fuel contamination

In 2007, the city experienced an underground gasoline spill at a gas station on Main Street, and the leak contaminated local soil and groundwater. The Utah Division of Environmental Response and Remediation has been overseeing continual cleanup efforts to meet state and federal requirements.
