Unusual street names in a suburban Hagerstown community
Collegiate Acres is a planned community of single-family homes and apartments in the northwestern corner of Hagerstown where all the streets are named for the mascots of different universities. If one turns left off Terps Boulevard, they can drive around Nittany Lion Circle, pull off onto Demon Deacon Court, or follow Yellow Jacket Road back to the boulevard to complete the tour. The inspiration behind this unique naming convention is a mystery to most locals. “I’m not sure where the idea came from, honestly,” says Realtor Kristina Granados with RE/MAX Achievers, who has 10 years of experience in Hagerstown. “It’s quite original, but I can honestly say it’s never come up before.” The rest of the neighborhood is not as unconventional as the street names. “It’s split about half and half between larger detached single-family homes and townhouses,” Granados says. “People move here from cities like Frederick or D.C. or Montgomery County because the cost is so different. You can get a big house in a good community for a much better price.” A smattering of apartment complexes and 55-plus housing rounds out the available selection, all organized around the central Terrapin Park, popular for its playground and gathering space. Despite a strange property tax situation, favorable zoning for one of the best high schools in the county pushes Collegiate Acres to the top of the list for prospective owners.
Collegiate Acres is also home to a subdivision of 55 and up residents.
The two halves of home in Collegiate Acres
Terps Boulevard splits Collegiate Acres into an eastern and a western side. The east side is made up of 55-plus housing units, single-story townhouses sharing garage walls with small front yards that are set back from the sidewalks by paved driveways, and apartment buildings. Apartments come in one-, two- and three-bedroom models, while the 55-plus units range in price from $245,000 to $275,000. The western side of the neighborhood features more traditional townhouse options, with narrow backyards and concrete driveways shaded by tall trees. These tend to cost between $265,000 and $330,000. An outer ring of detached single-family homes completes the picture. These Modern Traditional builds most often have colonial influence and feature paved driveways, garages and backyards large enough for in-ground swimming pools, pricing between $450,000 and $550,000. Buyers should be aware of the neighborhood’s unique tax zoning. “Homes in the area have county and city taxes even though they’re outside the city limits,” Granados says. “So owners typically pay almost double the taxes, but many are fine with that because the payment is still cheaper than it would be in places like Montgomery County, Frederick County or D.C.”
Washington County Public Schools and faith-based alternatives
Neighborhood children are zoned to attend Maugansville Elementary School, which scores a B from Niche. Students then proceed to Western Heights Middle, which earns a B-minus. Western Heights offers two magnet programs, one for creative and performing arts and one for math and English language arts, which students may choose from upon enrolling. They finish at North Hagerstown High, Niche’s No. 2 Best Public High School in Washington County and home of the Hubs, which scores an A. The private faith-based Grace Academy, just north of the neighborhood, provides an alternative option. This school scores a B-minus and serves students from kindergarten through grade 12.

Valley Mall and AC&T fried chicken
Collegiate Acres is 2 miles from the Centre at Hagerstown strip mall, located on the outskirts of the city and home to the nearest Walmart Supercenter and the Home Depot. It is also a brief 5 miles north of one of Hagerstown’s biggest shopping destinations. At the trio of shopping centers in the region of Valley Mall, folks can shop for groceries at Target, Sam’s Club and Martin’s and pick up weekend project essentials at Lowe’s. The Valley Mall itself offers over 100 retail stores and restaurants, including the popular regional chain Black Rock Bar and Grill. The AC&T convenience store just across Salem Avenue is a favorite local stop for fried chicken, and the neighborhood is about 3 miles from downtown Hagerstown, where locals have gathered at Bavarian eatery Schmankerl Stube on special occasions since 1997.

Terrapin Park and pickup soccer games
Terrapin Park is a central fixture of the neighborhood. It features a playground, picnic shelter and basketball court. A mile and a half north of Collegiate Acres, residents can sign up for rec league and pickup games at the Hagerstown Soccer Complex, located next to Grace Academy. Hagerstown City Park is 3 miles south, where folks can stroll around the pond and feed the ducks while children compete on the swing set and scamper up the jungle gym. This park is also home to the Washington County Museum of Fine Arts, which features a sculpture garden in addition to a permanent collection of classical artwork.

Along the Interstate 81 corridor
This neighborhood sits less than a mile west of Interstate 81, providing residents with a major connection to the rest of the tri-state area. This road is the quickest way to shopping destinations at the Valley Mall and to Hagerstown Regional Airport just over 4 miles north. Hagerstown Regional offers direct flights to places like Orlando, Florida and Myrtle Beach, South Carolina for summer getaways. I-81 also links up 5 miles south with Interstate 70. This cross-country highway is the best way to get to Frederick, 35 miles southeast of Hagerstown.
Concerts at Hub City Vinyl
Since its construction in 2024, Meritus Park in downtown Hagerstown has played host to the Flying Boxcars, the local minor league team. Neighbors catch up at the 4,000-seat stadium over hot honey chicken biscuits and craft beer, enjoying the first baseball in Hagerstown since the departure of their previous franchise. Hub City Vinyl, just down the road, is the largest record store in the state. In addition to their extensive collection of albums, the shop holds regular concerts in their historic venue.
