A small village on the eastern edge of Hagerstown

Cortland is a small collection of townhomes and villas organized by the developer around a recently constructed events venue known as Cortland Mansion. Prospective owners are drawn to this neighborhood by the convenience it provides. “People like Cortland because it’s close to so many things,” says Cynthia Sullivan, an associate broker with Sullivan Select LLC who’s lives in the area for over 40 years. “It’s right by Lowe’s, the grocery store and the post office. Other than that, it’s mostly its own little corner of the world.” While Cortland Mansion sits at the heart of the community, hosting weddings, banquets and more throughout the year, the quiet streets and cul-de-sacs of Cortland feel peacefully removed from the bustle of the city. All homes here feature shared walls, meaning that neighbors are always close enough to get to know one another. “You really feel the small-town atmosphere of Hagerstown in Cortland,” Sullivan says.

A community of neighbors sharing walls

The Cortland neighborhood comprises three subdivisions, constructed between 2008 and 2023, all of which feature attached homes. “It’s all built out over there, with only a few very recent builds, and everything in Cortland is attached,” Sullivan says. “There are two types of home in Cortland. There are regular single-story houses and villas. The villas have two stories. They all share walls, and all have garages.” These sit on small lots, often with a patch of front lawn and a backyard shared by two rows of houses. End units feature wraparound gardens with enough space for shrubs and flower beds. Buyers can expect to pay between $285,000 and $350,000 for single-story houses, while the two-story single-family units start around $410,000 and can rise as high as $500,000. The southern part of the community is dominated by the Cortland Apartments, which come in two- and three-bedroom units.

The IB Middle Years Programme at Northern Middle School

Cortland is zoned for Paramount Elementary School, which scores a B from Niche and is within a 2-mile drive of the neighborhood. Children can then proceed to Northern Middle, which also scores a B and offers an International Baccalaureate Middle Years Programme, designed to prepare students for high school. North Hagerstown High, rated A-minus and ranked as Niche’s second-best public high school in Washington County, has enjoyed a storied crosstown football rivalry with South Hagerstown High since the schools were established in 1956.

The Pennsylvania Dutch Market and Longmeadow Diner

Cortland is just across Leitersburg Pike from the Long Meadow Shopping Center, where the Pennsylvania Dutch Market’s vendor offerings include caffeine fixes at Lovin’ Latte, slices at The Pizza Corner and fresh-baked loaves of bread at the Hagerstown Dutch Bakery. The neighborhood is also close to a Weis Markets for groceries and a Lowe’s for DIY projects, as well as casual eateries like Longmeadow Diner, which serves all-day breakfast. When heading downtown, Schmankerl Stube is a popular choice. This upscale Bavarian restaurant has been in the heart of Hagerstown since 1997.

Fairgrounds Park and Fountain Head Country Club

Cortland is only a mile from the local chapter of the YMCA, which has a fitness center, a pool, tennis courts and athletic fields. The Fountain Head Country Club is also close by, offering some of the same amenities with the addition of an 18-hole golf course and a popular taproom. Three miles south of the neighborhood, Fairgrounds Park features the Hagerstown Skate Park, an ice rink, an outdoor roller-hockey rink and several multipurpose athletic fields. Residents can also head downtown to City Park, where they can wander the loop around the lake or visit the Washington County Museum of Fine Arts.

A short trip downtown to Meritus Park and the Maryland Theatre

When looking for a night out, residents of Cortland can head 3 miles downtown to Meritus Park, the new baseball stadium that is home to the local minor league team, the Flying Boxcars. Just down the street, Hub City Vinyl, Maryland’s largest brick-and-mortar record store, hosts live music in its accompanying performance venue. Theatergoers can check out the stage productions at the Maryland Theatre, while children will enjoy the hands-on science museum experience at Discovery Station.

Western Maryland’s highway hub

Leitersburg Pike is the closest major road to Cortland, connecting the community to downtown Hagerstown 3 miles south and to Leitersburg 5 miles east. Route 11 provides the most direct route to Hagerstown Regional Airport, which is 5 miles north and has flights to destinations like Orlando, Florida, and Myrtle Beach, South Carolina. Neighborhood residents also enjoy access to interstates 81 and 70.
