Once known as Hub City due to its position at the convergence of Maryland’s railways, Hagerstown is currently experiencing a revitalization and an influx of interest. One key factor in this resurgence is that, despite a boom of development in and around the downtown district, neighborhoods like Northeast Hagerstown remain quiet suburbs on the brink of the rural Washington County expanse. “Hagerstown is a city, but it still has a small town feel because it isn’t overly commercial,” says Chris Thompson, agent and investor at RE/MAX Town Center, who has been licensed in Maryland for 18 years. “If you were to head 10 to 15 minutes outside of it, everything is still very rural. Lots of people move here for the available space and, of course, for the prices.” Nearly all construction in Northeast Hagerstown took place between 1985 and 2019, making it one of the newest residential neighborhoods in the city. Train tracks, now in sporadic use, divide it into two sections, with shopping destinations on the north end and green spaces to the south. Its strong school district and proximity to downtown, all while retaining a comfortable suburban remove, complete the picture of this community’s appeal for prospective buyers.

Townhouses on the south end, detached homes to the north
Monet Drive and Papa Court, on the neighborhood's south side, are both populated with townhouses constructed in 2005, which look out at the greenery of either Pangborn or Fairgrounds Park. Sidewalks and stubby driveways set these back from the quiet suburban streets, and end units often feature fenced-in backyards. These tend to price between $280,000 and $310,000, and despite bordering the train tracks, homebuyers can expect only occasional noise. Single-family homes are concentrated in the north half of the community. Ranch-styles, Cape Cods and Colonial Revivals, built between 1985 and 2015, often sit just one or two streets apart from each other. Only one subdivision has sidewalks; in the rest, front lawns bump against the edges of the blacktop. Backyards often feature enough space for pools. In some cases, even more recent construction draws attention. “One thing you’ll see lately is the Modern Traditional farmhouse that’s sort of the big style these days,” Thompson says. “People are also looking more for first-floor master bedrooms. They don’t want to have to move again when they hit whatever the age may be where the stairs become an obstacle.” Single-family homes can range in price from $330,000 to $470,000, largely contingent on the number of bedrooms and the size of the lot.

Community gardening at Pangborn Elementary School
Potomac Heights Elementary School, which scores a B-plus from Niche, is within walking distance of nearly all homes on the north side of the neighborhood. Students who live in the southern portion of the neighborhood are zoned to attend Pangborn Elementary, which earns a B-minus. Pangborn installed 8 community garden beds over the summer, ready for use through the 2024-25 school year and beyond. All neighborhood children then attend Northern Middle, rated B-plus, before finishing at North Hagerstown High, Niche’s No. 2 Best Public High School in Washington County. NHHS scores an A-minus and has enjoyed a cross-town football rivalry with South Hagerstown High since both schools opened in 1956.

The many highways of Northeast Hagerstown
Eastern Boulevard is the lifeline of the northern section of this neighborhood, as nearly all cul-de-sacs branch from either it or Potomac Avenue. Eastern Boulevard connects these subdivisions south to the Dual Highway, and thus to downtown, or west to Pennsylvania Avenue and 5 miles farther to Hagerstown Regional Airport. Despite its proximity, plane noise is minimal, as flights from Hagerstown Regional connect directly only to destinations in Florida and South Carolina. Other nearby highways include Interstate 81, which runs north to Pennsylvania and south to West Virginia, and Interstate 70, which heads east to Frederick and Baltimore.

Pangborn Park and the construction of the Hagerstown Field House
Homes on the neighborhood's north side are a short trip across Eastern Boulevard from the local chapter of the YMCA, where members can use the fitness center, swimming pool, tennis and pickleball courts and multiple outdoor athletic fields. Townhouses on the neighborhood’s south side are within walking distance of Pangborn Park, which features a croquet club, several tennis courts and a fishing pond. A walking path connects Pangborn to Fairgrounds Park, home to the ice rink, a skate park and three baseball diamonds. Those interested in the potential for indoor athletic recreation need only look about 3 miles down Eastern Boulevard. “Hagerstown is doing a lot of work to become a hub for year-round sports,” Thompson says. “They’re putting in a huge sportsplex called the Hagerstown Field House that’s going to have tons of indoor facilities, including two turf fields. That’ll be nice since it’ll save tremendous amounts of water on upkeep.” In addition to the fields, the facility will feature four hard courts, a fitness center, a restaurant and a kids’ zone.

Over 100 years of Gordon’s Groceries
Northeast Hagerstown residents can shop for groceries at Weis Markets and pick up weekend project needs at Lowe’s, both located just about 1 mile from the neighborhood. Those who prefer local business to supermarkets can shop at Gordon’s Groceries on Cypress Street, a family-run produce stop since 1923. On the other side of Leitersburg Pike is the Pennsylvania Dutch Market, a collection of vendors and eateries that draws visitors from across the tri-state area. There are casual eateries like the Longmeadow Diner also available along this traffic corridor; however, the neighborhood is a short 2-mile trip down Potomac Avenue to downtown Hagerstown. “My favorite coffee shop in Hagerstown is Cannon Coffee downtown,” Thompson says. “Not only do they have great brunch and amazing coffee, but it’s a small-town business, and as a small businessman myself, it feels great to support them.” Other options include Broad Axe, a casual pub that serves classic American fare, and Schmankerl Stube, a Bavarian restaurant that has been a highlight of the downtown district for over 20 years.

Ballgames at Meritus Park and concerts at Hub City Vinyl
With Hagerstown’s downtown district just 2 miles away from the neighborhood, residents are well-positioned to enjoy events at places like the Maryland Theatre, a hub for live stage performance since its construction in 1915. A newer addition to the skyline is Meritus Park, which opened in 2024 and serves as the home of the Atlantic League of Professional Baseball’s Hagerstown Flying Boxcars. Hub City Vinyl, Maryland’s largest record store, is a few blocks down the street and hosts regular concerts in a restored historic venue.
