For most of its history, the community’s name has been associated primarily with the highly rated private school that made its home amid what was then the sprawling farmland of south Washington County. Until recent development, most homes lined the two-lane country roads that crisscross through the area; lately, however, Saint James has drawn more interest as Hagerstown has begun to revitalize. New subdivisions of large Modern Traditional houses have sprung up along Sharpsburg Pike and crowd around Rockland Woods Elementary School, making these winding residential streets a popular destination for young families. Quick access to major interstates and shopping centers in the city helps to complete the picture of Saint James as a rising suburban retreat in Western Maryland.

A convenient perch between Antietam Creek and Marty Snook Park
Saint James is about 3 miles west of Devil’s Backbone County Park, which is popular for fishing and boating in Antietam Creek. By the Antietam Creek Bridge, there is a small playground, a picnic shelter and a convenient boat launch. A footbridge spans the creek from the playground and provides access to a trail that leads hikers to the park’s namesake ridgeline. Those interested in more structured outdoor recreation can head 5 miles north to Marty Snook Park in South Hagerstown, which features a swimming pool, several baseball diamonds, tennis courts and a football field. The Appalachian Trail can be picked up at access points like the Washington Monument State Park 11 miles east, or biking can be enjoyed along the Chesapeake and Ohio Canal Towpath, which traces the flow of the Potomac River all the way to Washington, D.C. History buffs will appreciate the proximity of Antietam National Battlefield, affording the opportunity to explore the site of the Civil War battle that was the bloodiest day in American military history.

Modern developments in the south county sprawl
While a few homes are scattered along Lappans Road to the south side of the neighborhood, most houses are concentrated in the subdivisions that branch off Sharpsburg Pike in the north. Among these are brick Colonial Revival duplexes, constructed in the early 2000s and priced between $350,000 and $400,000. Duplexes often feature single-car garages that share walls with their neighbors and are set back from the sidewalks by driveways divided by narrow strips of lawn. When it comes to single-family homes, choice tends to come down to age. “In the older parts of Saint James, there are a lot of Cape Cods and ranch-styles that have been there for decades,” says Mary Llewellyn, a Realtor with Keller Williams Premier Realty who has been selling in the area for almost 25 years. “But there is a lot of new construction going on here, so on the north end of the neighborhood you’ll find a lot of those Modern Traditional suburban farmhouses that you see all over the place.” Cape Cods and ranch-style homes along the country road price between $300,000 and $400,000, while Modern Traditional homes tend to sit on midsize lots and are priced between $400,000 and $700,000.

The Saint James School since 1842
All of Saint James is zoned for Rockland Woods Elementary School, which scores a B from Niche and is within walking distance of nearly all homes on the north side of the neighborhood. Children in these subdivisions can then proceed to E. Russell Hicks Middle, which earns a B-minus and offers magnet programs for English Language Arts and Social Studies. The B-rated South Hagerstown High was one of the first public high schools in the country to feature a closed-circuit TV station on-site when it opened in 1956. On the south end, students can attend Springfield Middle, which earns a B and is ranked as Washington County’s second-best public middle school by Niche, before finishing at Williamsport High, which receives a B-minus. In addition, students may enroll at faith-based private options such as the Episcopal Saint James School, established in 1842. It earns an A-plus from Niche, which also ranks Saint James as the best private high school in Washington County.

Route 68 to Boonsboro, Interstate 70 to Washington, D.C.
Maryland Route 68 slices laterally across Saint James, providing the neighborhood’s main connection to Boonsboro 8 miles east and to Interstate 81, which is 4 miles west. I-81 is the direct connector north to Hagerstown and to the Hagerstown Regional Airport, a 14-mile trip north. Hagerstown Regional offers direct flights to destinations like Florida and South Carolina. Locals can also connect to Interstate 70 and Route 40, known as Dual Highway, from I-81. “70 is a big draw for folks looking to commute,” Llewellyn says. “It’s the best way to get out to Frederick and down to D.C., which is something a lot of new owners are concerned with.” Frederick is a 29-mile drive from the neighborhood, while Washington, D.C., is 60 miles farther.
Nothing beats a bike ride through downtown Boonsboro located less than 10 miles away.

Weekend recreation in the developing downtown Hagerstown
While the area around Saint James adds new subdivisions and houses to the landscape, downtown Hagerstown is also undergoing its own revival. “Folks aren’t really directly feeling the effects of the revitalization of downtown Hagerstown here,” Llewellyn says. “But it sure is creating more opportunities for weekend recreation, and it’s drawing lots of new people to the area.” Among the new additions is Meritus Park, a 4,000-seat baseball stadium that hosts home games for the local minor league baseball team, the Flying Boxcars. Hub City Vinyl, Maryland’s largest record store, also features a restored historic storefront where area musicians play regular concerts.
The Mason Dixon Dragway attracts spectators from Saint James and most of the surrounding area.

Outlets and the Valley Mall in Hagerstown, ice cream and beer in Sharpsburg
The nearest Aldi is just 2 miles from most of Saint James’ newer subdivisions, as is the Walmart Supercenter that is just across Sharpsburg Pike from the grocery store. Half a mile farther north, residents can browse the Hagerstown Premium Outlets for luxury brands such as Ralph Lauren and Coach. Valley Mall in Halfway is also nearby, featuring over 120 retailers and casual restaurants like Primanti Brothers, an area chain specializing in high-piled sandwiches. Residents can also head 10 miles south to Sharpsburg for sweet treats at Nutter’s Ice Cream or cold craft beers at Potomac Ridge Brewing.
