Industrial growth and transit are at Southwest Hagerstown’s core
Southwest Hagerstown is an expanding area with many industrial and commercial areas just outside downtown Hagerstown. Train tracks and interstates 70 and 81 run through the area, providing convenience for companies with warehouses there — such as Amazon — to transport products nationwide. “Within 10 minutes, you can be out of city traffic on a highway starting your commute […] so it’s an ideal commuter location because of that,” says Bethany Gosnell, a Realtor at the Agency, who was licensed in December 2023. “It’s a great area, whether you’re a first-time buyer or a buyer who doesn’t want to spend half a million for a home […] You have more land and privacy, even though you’re in city limits, so it doesn’t feel like a city; it feels like a suburban environment.”
Older homes like ranch-style homes and New Traditionals
Ranch-style homes, Cape Cods and multi-story traditionals are to the north of the area. These homes were built between the early 1900s and 1970, and they range in price from about $90,000 to $390,000. “Virginia Commons is a development where they are building ranch-style and two-story homes, so if you're looking for a new build under $500,000, you can see that there, but you also have access to older homes, which are going to be more historic and have that charm,” Gosnell says. New traditional architecture is common in these post-2000 subdivisions, where homes are priced between roughly $400,000 and $500,000.
Industrial parks near interstates, routes downtown and nearby metros
Wesel Boulevard is home to several warehouses and is near I-81, a major trucking route. Wantz Distributors, a beverage wholesaler, and additional distribution centers, such as one for Tractor Supply Co., are also close to I-81. “Many people do commute into Hagerstown to work in those manufacturing jobs, and a lot commute from West Virginia, Pennsylvania and Frederick County – pretty much all surrounding areas – into Hagerstown specifically and Washington County as a whole for manufacturing jobs, Meritus Health and the school system,” Gosnell says.
U.S. Route 40 runs through the northern region and connects the area to downtown Hagerstown, about 2 miles away, and the Meritus Health general hospital, roughly 5 miles away. U.S. Route 11 also ties the area to downtown, and it has an industrial park with warehouses for Leaf Filter and Ferguson. I-70 connects the region to Baltimore, which is approximately an 80-mile drive away, which also includes the Baltimore/Washington International Airport. Washington, D.C., is nearly 70 miles away.
Restaurants near U.S. Route 11, Valley Mall and the premium outlets
Valley Mall is an indoor shopping center anchored by a Dick’s Sporting Goods and JCPenney. A Regal movie theater and One Life Fitness are also attached to the mall. “Primanti Bros. is one of the more popular restaurants. They have pub-style sandwiches. People will drive up there for that. I remember when they first opened, people were coming from all over,” Gosnell says.
Target, Kohl’s and Old Navy are in a nearby shopping area on Cole Road. The Valley Park Commons strip mall includes a Sam’s Club, a Martin’s grocery store and Lowe’s. Various dining options are available alongside these stores, and Nikko Japanese Steak and Seafood is one of them. Near U.S. Route 11, Jenny’s Restaurant has Mexican cuisine, and The Big Dipper serves ice cream and smoothies. The Hagerstown Premium Outlets mall is about 5 miles away.
From picnics and playgrounds to museums and more in City Park
Near Potomac Street, Doub’s Woods Park has a playground with a geometric climbing structure, picnic pavilions and courts for basketball and volleyball. Hagerstown City Park is within a 5-mile drive and includes the Washington County Museum of Fine Arts, as well as the City Park Railroad Museum and Steam Locomotive Engine 202. Walking trails wind through the park’s wooded areas and past man-made lakes. The park also includes a covered stage area, playgrounds, tennis courts and softball fields.
Washington County Public Schools and an aviation course option
The Washington County Public Schools district serves the area. It offers a special permission application if guardians wish to enroll their students in a school outside their designated zone. Many Southwest Hagerstown homes are within the attendance boundary of Lincolnshire Elementary School, which earns a B grade from Niche. It is also zoned for Springfield Middle, a school scoring a B-plus, and the B-minus-graded Williamsport High School. High schoolers began the 2025-2026 school year virtually after asbestos fibers were discovered during summer renovations. The school is the only one in the district to offer an aerospace and aviation career and technical education course. This program is supported by the district’s partnership with Hagerstown Community College.
