A core community in a fast-growing Illinois town

In the fast-growing, rural neighborhood of Hampshire, residents may not find all the suburban amenities of more populated areas, but they will find a close community where families go on bike rides along the residential roads, and neighbors opt for outside dining options to sit and chat. “You are almost guaranteed to run into someone you know when you walk into the local grocery store or bank,” says Nichole Rieger, a real estate agent with Century 21 New Heritage who recently moved from Hampshire after living there for over 20 years. Hampshire sits 55 miles west of Chicago and has roots in farming, so the neighborhood still features open space and farmland that extend from the residential streets. New businesses continue to open, and newly built housing options are appearing in Hampshire, but the area maintains a close, familiar community.

20th century farmhouses and newly built townhouses

There are some farmhouses on multiple acres on the perimeter of the neighborhood, but most houses sit on gridded streets with smaller grass yards. The more established roads near State Street feature bungalows from the 1940s and split-level and bi-level properties from the 1980s. These homes are usually priced between $200,000 and $370,000. Many New Traditional subdivisions in the southern portion of Hampshire feature brick ranches built in the early 2000s that cost around $400,000, while new builds are popping up in the northern section of Hampshire. New Traditional townhouse units built in 2023 cost about $300,000, while similar single-family homes cost up to $500,000.

Start and end the day at Hampshire Social

“We have a small-town community where everyone knows your name, but new businesses are coming to town. Hampshire doesn’t have everything that the bigger suburbs have yet, but it’s expanding,” Rieger says. As residents walk along State Street, they’ll encounter a selection of locally-owned restaurants and shops. Copper Barrel on State serves pub fare and smokehouse favorites, including brisket and fried cheese curds, in a rustic environment. Locals can bookend their day at Hampshire Social, a new coffee and wine bar offering lattes and pastries in the morning and wine flights in the evening. Block’s Fresh Market is a centrally located option for residents to stop by for dinner ingredients or household essentials, but residents may drive 8 miles northeast to Huntley to shop at a large supermarket, like Jewel-Osco or Aldi.

Students learn career skills at Hampshire High

Children can begin learning at Hampshire Elementary School and advance to Hampshire Middle. Both schools earn B grades from Niche. To finish, students can go to Hampshire High, which has an A-minus grade from Niche. High school students enroll in career clusters to begin developing technical skills; concentrations include business education, industrial education and family and consumer science.

Go sledding or picnic at Ralph Seyller Memorial Park

Hampshire Forest Preserve is a popular spot for outdoor recreation in every season. Here, residents often spray on bug spray to go hike or horseback along the preserve’s 12 miles of mowed and wooded trails before enjoying a packed lunch under one of the picnic pavilions. During Illinois’ occasional snowstorms, locals can cross-country ski or snowmobile through the preserve. Ralph Seyller Memorial Park is a go-to spot in town for kids to run around the playground or practice their batting skills at the baseball field. On snow days, families head to the park’s hill to go sledding, and residents often hang out on the pavilion in warmer months, but the park is scheduled to have several upgrades in the coming years. With the help of an OSLAD Grant, Seyller Park will feature a new playground, baseball field, more athletic courts, an outdoor amphitheater and more by May 2025.

Learn about antique cars at Suds and Fun

Hampshire hosts the annual Suds and Fun car show at Ralph Seyller Memorial Park, which offers residents the chance to walk through rows of antique cars and get to know the car’s owners while listening to live music. The park is also the venue for seasonal events, like the community Easter egg hunt, where kids find pastel plastic eggs filled with candy and toys and adults order treats from food trucks. During the summer, residents can bring chairs to Seyller Park and enjoy weekly free concerts.

Drive on state highways or walk State Street

Driving personal vehicles is the most reliable form of transportation in Hampshire, though people living downtown may be able to walk to the churches or restaurants nearby. Every now and then, a freight train runs through town and across State Street, but Chicago’s Metra Rail System doesn’t reach Hampshire. Commuters can drive 16 miles southeast to downtown Elgin to board the Metra or merge onto Interstate 90 in the northeastern corner of Hampshire.
