Hapeville has renovated homes, community amenities and an art scene

Just 7 miles south of downtown Atlanta, the community of Hapeville has made a name for itself with its renovated midcentury homes, neighborhood parks, local restaurants and burgeoning art scene. "It's the best of a small-town feel that you're going to find this close to Atlanta," says Realtor Joan Shorter with InTown Realty. "It started as a working-class bedroom community, and many legacy families have remained here. There's been a lot of revitalization, and things are slow going, but Hapeville is determined to become a home for the arts." Shorter has been a Hapeville business owner and a resident for the last eight years. "I've lived in Atlanta for 32 years, and this is the safest I've ever felt. The community is quaint and so neighborly. It's the kind of place where people are still thoughtful of each other; if you wave at your neighbors, they wave back," Shorter says. Hapeville attracts a diverse community that's extremely family-friendly, and Shorter notes that the community's population and desirability only grow as the years go by.

Older midcentury homes with new construction and townhouses

The community's residences are set in a quiet, woodsy area north of Central Avenue on modest, elevated lots surrounded by pine, oak and magnolia trees that offer shade and privacy. "Most homes are around 1,000 square feet and were built between the 1940s and 1950s. A lot of these are being renovated as they come onto the market," says Shorter. "There aren't a lot of teardowns, but there are some empty lots where new homes and townhouses are coming up, so the residential area's been built out hugely." Older homes are typically ranch-style, brick bungalows, four squares or shingle cottages, and newer homes are often ranch-style, contemporary Craftsman or modern farmhouse-inspired. Listing prices are typically between $235,000 and $650,000, with renovated units and new construction on the higher end of the pricing scale. The townhouses Shorter mentions are contemporary, and prices range between $245,000 and $475,000.

Fulton County Schools and highly rated Woodward Academy

Fulton County Schools serves Hapeville residents, starting with Hapeville Elementary, which Niche gives an overall B-plus rating. Paul D. West Middle has a C-plus rating, and Tri-Cities High has a C rating. The high school offers a visual and performing arts program and a career, technical and agricultural education program, with pathways including engineering and healthcare. Several charter and private schools, such as Woodward Academy, are also available nearby. According to Niche, this A-plus-rated institution is a popular, top-rated STEM school in Georgia.

Community events at Hapeville and Jess Lucas Y-Teen Parks

Hapeville Park is one of the community's central recreation spaces off Claire Drive. The park has a splash pad, sports complex, playground, community garden, skate park and trails that wind through a wooded area. The park is also adjacent to the Hoyt Smith Rec Center, Hapeville Senior Center and Hapeville Branch Library so that residents can enjoy many amenities in one place. Cofield Park is in Hapeville's residential area, providing a quiet, grassy picnic space with a woodsy walking trail. Jess Lucas Y-Teen Park is a favorite for community events, including Hapeville's National Night Out event. The colorful park is the center of the event, featuring kids' train rides, games, live music, food vendors, and stalls where local businesses can display their goods.

A growing dining and arts scene off Central Avenue

According to Shorter, as Hapeville has grown and expanded, it's tried to make a name for itself as an arts district. "There aren't any specific art programs, but the community restored an old gas station to be a printmaking workshop, a community theater and a film festival held at the Christ Church. There's also a Main Street Stroll in our Arts Alleyway, where the Main Street Board pays artists to create pieces to give to the public during the art strolls," Shorter says. Hapeville has also spent the last 15 years beautifying the community to draw restauranteurs and business owners. The effort is seen on Central Avenue, with art galleries, boutiques and restaurants like Volare, a wine shop and Italian bistro, and Folk Art, a southern-style brunch spot. Hapeville is also close to a Walmart on Cleveland Avenue and the Atlanta State Farmers Market, which has over 800 rotating vendors and is open all year. The community is 10 miles from Camp Creek, a retail area with Publix, BJ's, Target, home goods stores and various chain restaurants.

An interstate hub close to the Atlanta Airport

The community is situated "right at the apex of Interstate 75, I-85 and I-285," Shorter says. While access to Atlanta's primary highway system is convenient, Shorter notes that traffic may be an issue during rush hour, mainly because drivers frequently cut through Hapeville to avoid highway congestion. Even with the traffic, downtown Atlanta is conveniently only 8 miles away. There are MARTA bus stops on Dogwood Drive and Central Avenue, and the closest MARTA stations are East Point and College Park. The nearest hospitals are Southside Medical Center's East Point Clinic and Grady Memorial Hospital, 10 miles away. The Hartsfield-Jackson Atlanta International Airport is adjacent to Hapeville. "The southeast corner of Hapeville is under a flight pattern, but other flights primarily cross over College Park. The edges of town can have highway noise during rush hour, and the train can be noisy, though Hapeville advocates for a silent crossing through the community," says Shorter. "So how much it bothers you all depends on your location and point of view." Hapeville has a moderate CAP Index Crime Score of five out of 10, just over the national score.
