A quiet, peaceful subdivision in southern Harrisonburg
Large homes with well-kept lawns, an active neighborhood association and views of neighboring farmland below the Blue Ridge Mountains define Lakewood, an established subdivision in southern Harrisonburg. “People wonder why neighborhoods in Rockingham County like Lakewood are more expensive compared to Augusta and Shenandoah counties,” says Brandon Randall, an associate broker with Heritage Real Estate Company and Rockingham County native. “There’s the Sentara RMH hospital, three colleges, Massanutten Resort and a highly rated school system, so buyers pay more to be close to those resources.” As Lakewood is on the outskirts of Harrisonburg, the neighborhood doesn’t experience traffic or noise from students who attend James Madison University, a large public college near downtown Harrisonburg. Residents stay connected to neighborhood happenings with the monthly newsletter and mingle with neighbors at the community picnic. The subdivision is fully residential, but locals can drive less than 20 miles to go skiing at Massanutten Resort, hiking in Shenandoah National Park, kayaking on the Shenandoah River or wine tasting at Bluestone Vineyard.

Colonial Revivals and New Traditional homes on half-acre lots
Though properties are close together in Lakewood, the subdivision looks out onto sprawling patches of farmland to the south. “You’re not going to get much land, but it feels like you’re in a rural atmosphere with the views of farmland and the mountains,” Randall says. Houses were built between the mid-1980s and early 2000s and usually sit on half-acre lots decorated with neat landscaping and rounded shrubbery. New Traditional properties with tan stone facades and gabled roofs usually sell between $400,000 and $500,000. Colonial Revivals are often priced between $580,000 and $700,000.
