Locals enjoy tranquil views of farmland and rolling Blue Ridge Mountains in the Shenandoah Valley, while remaining connected to resources and employment opportunities. “The Valley has a pretty diverse community. James Madison University has opened up the entire area to outside influences,” says Jeff Konstant, a Realtor with Massanutten Realty who has served the area for 16 years. Faculty and parents of college students often relocate to the area, which is 4 miles from campus, but Konstant says that numerous industries create a stable, diversified economy. “You have tourism with the Shenandoah River and national park, Merck Pharmaceuticals, which has a manufacturing facility in Elkton, microbreweries and MillerCoors, and the agricultural businesses.” The pandemic-era shift towards remote work has resulted in new builds popping up in this remote area, where residents enjoy the peaceful green spaces and rolling mountain views of the Shenandoah Valley while maintaining close proximity to community services, like the Sentara RMH Medical Center.

Contemporary communities, made up of homes built within the last 20 years, fill Massanetta Springs. There are some modern colonial-inspired townhouses from the early 2000s and subdivisions of large single-family homes on quarter-acre lots. Townhouses are usually priced between $280,000 and $380,000, and prices for New Traditional single-family homes and Colonial Revival houses fluctuate between $500,000 and $850,000. The neighborhood also has some apartments and senior living units for rent. “There’s a big retirement community called Sunnyside in Massanetta Springs, which sells all their units independently. Some will look to Massanetta Springs to be close to their parents who live there,” says Nick Whitelock, a Realtor with Massanutten Realty who has served the area for 12 years.

Spotswood High earns an A-minus
Children may begin at Peak View Elementary School, which has a B-minus rating from Niche. They can advance to Montevideo Middle School, which has a B rating. Older students can attend Spotswood High School, which Whitelock says is often a significant draw to the neighborhood. The high school earns an A-minus rating and offers extracurricular clubs, including rising educators, Relay for Life, and an art and drama club.
Spotswood High School was founded in 1980 and has about 950 students in grades 9-12.
Montevideo Middle School has 613 students in grades 5-8 with a student-teacher ratio of 12 to 1.

Hiking and fishing on Lake Shenandoah
Lakeview Golf Club, a public golf course with three 9-hole courses, is in the center of the neighborhood. Golfers either play one course or opt to play all 27 holes, but in bad weather, they can also head inside to practice in the club’s virtual golf simulator bays. Locals go on peaceful strolls around Lake Shenandoah, where residents also go fishing or kayaking. During the summer, residents cool off at the East Rockingham Recreation Association; the private swim club costs about $600 for an annual family membership or around $450 for a single adult membership. New members also pay an additional $200 initiation fee. The aquatic complex has a kids’ wading pool, six swimming lanes and a diving well. “We aren’t far from the Swift Run Gap Entrance for Shenandoah National Park, so people will drive there to go hiking or take a scenic drive on Skyline Drive,” Konstant says. Driving 20 miles east on Route 33 takes residents to the entrance, where they can explore meadows, scenic overlooks and rugged hiking trails in the national park.
Fishers from around the area can head to Lake Shenandoah at Massanetta Springs.

Downtown restaurants and popular wineries
Massanetta Springs has no restaurants or stores, but residents drive 3 miles to East Market Street, a large commercial corridor. The roadway has grocery stores like Kroger, Aldi and Martin’s, along with chain restaurants like Five Guys and Chick-Fil-A. Locals can run to Target for household essentials or go to the Valley Mall to flip through the racks at Old Navy, H&M, American Eagle and JCPenney. Downtown Harrisonburg is the city’s dining hub, offering popular options like Jack Brown’s, a rustic eatery for craft beer and decadent burgers. Bella Luna serves wood-fired pizza in a relaxed, industrial setting and Beyond Restaurant and Lounge offers Asian dishes like sushi, curry and drunken noodles. Residents don’t have to travel far to sip wine in one of Rockingham County’s vineyards; the Purple Wolf Vineyard, which is located at the White Oak Lavender Farm and offers rows of floral landscaping, is 4 miles south. CrossKeys Vineyard is a large winery with an outdoor patio and expansive green views located 8 miles south of Massanetta Springs.

Pumpkin patches and festivals at Massanutten Resort
The family-run pumpkin patch Myers Pumpkins is located directly in Massanetta Springs. Residents spend autumn afternoons wandering the patch to pick their own pumpkins, finding their way through the corn maze, sipping apple cider and taking pictures with seasonal props. The neighborhood also has the Massanetta Springs Conference Center, a Presbyterian organization that hosts summer camps, conferences and Christmas and Easter gatherings. In the winter, locals drive 8 miles east to go tubing or skiing at Massanutten Resort.

U.S. Route 33 connects to major interstates
Residential roads don’t have sidewalks, so the area is very car-dependent. U.S. Route 33, which passes along the eastern edge of the neighborhood, is the major thoroughfare that takes drivers 5 miles northwest to downtown Harrisonburg. In Harrisonburg, residents can merge onto Interstate 81 to travel about 110 miles southeast toward Richmond or 130 miles northeast to Washington, D.C.
