Delafield Town puts suburban living between two large lakes

In the heart of Waukesha County, the town of Delafield offers easy access to Lake Country recreation, plus a lower tax rate than the neighboring city of the same name. In 1959, the city of Delafield separated from the town and took most of the densely populated areas with it. Today, the semi-rural town of Delafield pairs outlying farmland with suburban subdivisions and plenty of parkland, including Pewaukee Lake. Meanwhile, direct access to Interstate 94 puts the town of 8,000 about 30 minutes from Milwaukee and an hour from Madison.“They have beautiful houses and rolling hills, and they’ve really developed their main drag,” says Beth Jaworski, a Realtor with Shorewest Realtors who has sold dozens of homes in the Milwaukee suburbs.

Lakeside living and semi-rural quiet in Delafield

The town’s subdivisions branch off from main roads like Shore Drive and Maple Avenue, and streets tend to be narrow and without sidewalks. Condos from the 1990s to the 2010s sell for $580,000 to $710,000. Single-story family residences from the 1920s to the 1960s have sold for $280,000 to $480,000, while those from the 1970s to the ’90s go for $390,000 to $860,000. New Traditional split-levels and ranch-style homes sell for $570,000 to $3,900,000, with homes along Pewaukee Lake being the most expensive. “If you’re going to buy a house on the lake, you’re generally a very social person who’s OK with the noise and OK with the partying and activity,” Jaworski says. Delafield Town’s CAP Index Crime Score is 1 out of 10, lower than the national score of 4. “The town definitely has lower taxes than the city, which has more services and higher taxes. It has one of the lowest tax rates in Waukesha County, which already has low rates,” Jaworski says.

Lakes, parks and trails lay around every corner

Delafield Town is flanked by Pewaukee Lake and Nagawicka Lake, two of Lake Country’s largest bodies of water. “Pewaukee Lake is known as ‘party lake’ because there’s a lot of speedboats and waterskiing, and a lot of people just having fun,” Jaworski says. A public access point off Maple Avenue makes the 2,400-acre lake available to boaters. Delafield Town is also home to the Naga-Waukee Park, which sits along the 980-acre Nagawicka Lake and includes the 18-hole Naga-Waukee War Memorial Golf Course, open to the public. The Lake Country Recreation Trail runs for 15 miles from this golf course and past the Western Lakes Golf Club - also open to the public - to downtown Waukesha. At Delafield Town’s southwest corner, the Kettle Moraine State Forest’s Lapham Peak Unit includes a 5-mile equestrian and cycling trail, campgrounds and a stretch of the Ice Age Trail. This national scenic trail runs for 1,200 miles, following in the path of migratory Ice Age glaciers from Green Bay to Minnesota’s Twin Cities.

Shopping along the interstate and dining along the lake

Though Delafield Town doesn’t have a downtown of its own, its location along I-94 includes retail hubs like the Shoppes at Nagawaukee. Albrecht’s Sentry Foods shares the plaza with a handful of chain restaurants and big-box retailers. Residents of northern Delafield Town might choose to travel into Hartland to shop at its Pick ‘n Save. Along Pewaukee Lake, Sunset Grill Pewaukee serves pub fare with panoramic views of the water. Farther up Prospect Avenue, boaters might stop at Curly’s Waterfront Sports Bar & Grill before crossing the street to set out on the water from the Lakeview Boulevard Boat Launch.

A-rated education at Kettle Moraine and Hartland-Lakeside schools

Students in southern Delafield Town can attend the Kettle Moraine School District, which receives in A rating from Niche. Learners in northern Delafield attend the A-rated Hartland-Lakeside School District before completing their studies at the independent, A-rated Arrowhead High School. Niche rates Arrowhead the top high school in the state for both athletics and public high school teachers. This school encourages career and technical education through programs like automotive mechanics and nursing, and the school also features robust football and swimming teams.

Interstate access to Milwaukee and Madison

Interstate 94 connects Delafield Town with Milwaukee, 25 miles away. Waukesha is less than 10 miles down the same road. Madison is 57 miles west. Delafield Town includes health care amenities along the interstate, including the Aurora Health Center, an urgent care center and a clinic.
