Small-town living outside of Hartsville

"You can get across town in 10 minutes or less during rush hours; we call it rush minutes," says John Bachman, a Realtor with Brown & Coker Realty who grew up in Lydia. Farming is a staple to the community, with many residents accustomed to wildlife around their homes. "I find deer in my backyard all the time," Bachman says. "I've been feeding them for two years, and I get to watch them grow." In addition to the small-town lifestyle, lower prices and access to the interstate and major highways attract homebuyers looking outside of city limits.

Ranch-style and manufactured homes with land
Ranch-style and manufactured homes are Lydia's most common house style, with many properties including at least an acre of land. Narrow roads branch off from the main streets. Most homes have dirt or gravel driveways. Garages and carports are rare, with many parking wherever there is room on the property. Prices typically range from around $140,000 to $280,000 for a new construction home with an attached garage.

Easy access to highways and little traffic
Lydia sits off Highway 15 and offers easy access to major roadways around the area. "You can be in Florence in 20 minutes or hop on the Interstate and get to a metro in an hour," Bachman says. Downtown Florence is about 25 miles away, and it is also near the Florence Regional Airport. Carolina Pines Regional Medical Center is the nearest medical facility in Hartsville, about 5 miles away.
Students attend school in Hartsville
Lydia students will be part of the Darlington County School District. North Hartsville Elementary School gets a B grade from Niche. North Hartsville serves over 500 students and is the only elementary school in the area after West Hartsville Elementary closed. Hartsville Middle School receives a B-minus from Niche. Teenagers attend Hartsville High School, which earns a B. Hartsville High has a notable athletics department, regularly qualifying for state and regional championships.
Lots of land for hunting and fishing
Lydia offers several outdoor activities and opportunities without having a traditional park in the neighborhood. "There is a lot of hunting and fishing; lots of deer, duck and dove hunting," Bachman says. Nearby Macro Millpond and Boggy Gully Swamp are nearby hotspots for fishing and activities on the water. Joyful Noise Riding Academy offers private horse-riding lessons a few miles outside the neighborhood. Golfers can practice their swing at Fox Creek Golf Club, about 2 miles down West Lydia Highway. Neptune Island Waterpark in Hartsville has a splash pad, water slides and pools to cool off on a hot summer day.

Southern favorites buffet and Mr. B’s
Mr. B's is the closest local restaurant to Lydia, serving southern fare and getting high praise for its fried chicken. Mr. B's is only open for a few hours a day and offers catering for private events. Across the street is Tommy's Self-Service, offering a deli and fresh meats. "It's a little country store that has been there for 100 years," Bachman says. Locals must drive to Hartsville to find grocery stores like Piggly Wiggly and Food Lion, Walmart and other shops and restaurants.
