Northwest Harwich is a Cape Cod community that offers the beachfront lifestyle the Cape is known for, as well as a quieter area filled with nature preserves. “It’s a little more out of the way,” says William Raye, a Northwest Harwich resident and real estate professional with Gibson Sotheby’s International Realty. “It’s a great area with a variety of neighborhoods and activities.” The community has three villages: Pleasant Lake and North Harwich have a rural feel and are known for their cranberry bogs, nature preserves and freshwater ponds, while West Harwich borders the Nantucket Sound and has beachfront properties and public beaches.

Nature preserves and public beaches for outdoor recreation
“For the outdoorsy type, who wants to explore a little different side of Harwich, it is a great area for all types of activities,” Raye says. Coy’s Brook, Bell’s Neck Conservation Lands, and Harwich Herring Run are just a few of the community’s wetland nature preserves, “all offering miles and miles of great walking trails that I often take my dogs on,” Raye says. The 25-mile Cape Cod Rail Trail is a paved multi-use path that passes through Northwest Harwich, providing a bikeable route to six Cape Cod towns, including Dennis and Orleans. Sand Pond has a public beach, and swimmers can take a dip in the Nantucket Sound at Pleasant Road Beach and Grey Neck Beach. At the Allen Harbor Marine Service, residents can store their boats and have deep water access to the Sound.

Residential areas offer a variety of lake, coastal and rural homes
The Pleasant Lake community in the north has 19th-century farmhouses, late 20th-century ranch-style homes, and 21st-century custom builds that sit near four freshwater ponds. Those with water views typically range from $800,000 to $2.8 million, while homes further away can range from around $500,000 to $800,000. North Harwich has a more rural feel, featuring mid- to late-20th-century Cape Cod, split-level and ranch-style homes with shingle exteriors. Houses under 1,800 square feet typically range from around $400,000 to $700,000, while larger homes can cost between $670,000 to $1.3 million.
West Harwich has beachfront properties and a coastal feel. Cape Cods along the Nantucket Sound can cost between $6.4 million and $7.5 million, while houses along the Herring River or an inlet range from $1.2 million to $4.2 million. Further from the water, ranch-style and Cape Cod homes with less than 1,800 square feet generally range from $600,000 to $850,000, while larger homes range from $950,000 to $1.4 million. Condos near the Sound generally cost between $600,000 and $800,000, plus monthly homeowners association fees from $1,000 to $1,300; renovated units can cost between $1.3 and $1.5 million. Condos elsewhere range from around $280,000 to $385,000, plus monthly HOA fees around $100.

Only a few restaurant options nearby
“For restaurants, you really have to go down to West Harwich, over to Harwich Port or into Dennis,” Raye says. There are a few restaurants along state Route 28, like Jake Rooney’s, a casual tavern serving American comfort food and Tex-Mex. At The Oyster Company, diners can order freshly harvested oysters from the restaurant’s own oyster beds in Cape Cod Bay. Near Pleasant Lake, Pizza Shark — located in the over 150-year-old Pleasant Lake General Store — has specialty pies named after sharks. Nearby grocery stores include Shaw’s, Stop & Shop and Ring Bros. Marketplace. The Cape Cod Mall is about 13 miles away.

The Harwich Cranberry Arts and Music Festival
At the annual Harwich Cranberry Arts and Music Festival each September, over 150 vendors set up behind the Harwich Community Center. The free two-day event includes a music festival called the CranJam, where local musicians play throughout the weekend.

State Route 28 and U.S. Route 6 are the main roads through Northwest Harwich, leading about 13 miles to Hyannis. Boston is about 80 miles away. Kids can start school at Harwich Elementary, which earns a B from Niche, and then go to the B-plus-rated Monomoy Regional Middle. At the B-plus-rated Monomoy Regional High, students can sign up for international trips during the school’s breaks. Recent travel opportunities have included trips to Greece, Japan and the Galapagos Islands.

Some areas are at high risk for flooding and hurricane damage
Many areas of Northwest Harwich are in a Special Flood Hazard Area, which is a FEMA-designated zone of high flood risk. Homeowners here may have to buy flood insurance and get special permits for construction projects. Coastal storms and hurricanes can also impact the area. Those living south of Great Western Road are in an evacuation zone, which means that they face the highest risk of flooding and damage during storms and should have an evacuation plan.
