Located on the northern side of town and just across the New Hampshire border, Hilldale Avenue is a quiet corner of Massachusetts that’s still within commuting distance of Boston. “I’ve been selling real estate for 43 years, and in my mind, it’s the best bang for your buck,” says Mark Dickinson, Realtor at Realty One Group Nest. “I live close by in West Newberry, which is more affluent, but when I cross the bridge to Haverhill, I feel like I’m coming home.” With relatively lower prices than other Boston suburbs, Hilldale Avenue offers relaxed living close to recreation on the Merrimack River and dining in downtown Haverhill.

Suburban homes among commercial and rural land

Pockets of suburban homes branch off Hilldale Avenue. Traditional and ranch-style homes sit on quarter-acre lots and typically have unadorned exteriors with minimal landscaping. Single-family homes in the neighborhood have sold for between $260,000 and $660,000, while townhouses have sold for between $290,000 and $400,000. “It’s just a good value here. It really is,” says Dickinson, who recommends the area to first-time homebuyers. “Any time I’m working with kids – 32, 33, 34 years old – I encourage them to make this their first stop,” he says.

Recreation on local lakes, the Merrimack River and the beach

Wooded areas surround many of the homes along Hilldale Avenue, but nearby spaces offer more opportunities for outdoor recreation. For hiking, canoeing and fishing, Creek Brook Conservation Area and Crystal Lake have hundreds of acres of preserved land with trails through the forest and along the water. Bordering the conservation area, Crystal Lake Golf Club is a public, 18-hole course. Five miles south, Riverside Park is one of several access points along the Merrimack River, with sports facilities and a dog park. For summer day trips, the beach is only 20 miles east.

Surrounded by retailers and downtown Haverhill just south

Hilldale Avenue is just a quick drive from retailers and restaurants. Haverhill’s Main Street, located just east of the neighborhood, has cozy, locally owned spots like Jimmy K’s Diner alongside chains like Five Guys, Applebee’s and Dunkin’. Holy Family Hospital in Haverhill is less than 5 miles southeast, and for errands, Shaw’s and Walmart are a five-minute drive north. “There’s plenty of retail here. You’ve got half a dozen Dunkins, three or four McDonalds and three supermarkets,” Dickinson says . Downtown Haverhill is about 2 miles south and has a cluster of local cafes and restaurants along Merrimack Street backing up to the river. Downtown also hosts events, such as the annual River Ruckus in September. The festival includes a classic car show, live performances and a fireworks show over the water.

Haverhill Public Schools serve neighborhood students

Students in the neighborhood may begin at Silver Hill Elementary School, which has a C-plus grade from Niche, before continuing to C-plus-rated Consentino Middle School and B-minus-rated Haverhill High School. A new building for Consentino Middle School is currently under construction. The new $160 million school broke ground in 2024 and is expected to open in 2026.

Commuting to Boston from Hilldale Avenue

Hilldale Avenue is about 35 miles north of the center of Boston. Commuters into the city can drive south on Interstate 495 or take the commuter train line from the Haverhill station downtown. “You can get to the beach in 20 minutes, Boston in 50 minutes and skiing in two hours,” Dickinson says. Boston Logan International Airport is about 35 miles south, or 45 minutes by car.
