South of the Merrimack River, Ward Hill is a developed neighborhood in Haverhill, Massachusetts. With a train station in town and easy access to U.S. Interstate 495, the neighborhood attracts commuters to Boston looking for a lower cost of living than in the state capital. Ward Hill is in an industrial area, but residential roads are largely removed from the neighborhood’s manufacturing and distribution facilities. “The thing with Haverhill is you go from dense urban areas with a lot of businesses to places that are more spread out,” says Vivien Marcus, Realtor with Keller Williams and a Haverhill local. “You can get houses on a decent-sized property for a fair price.”

Homes east of Main Street with low property tax
Most homes in Ward Hill sit east of South Main Street on grassy lots away from the neighborhood’s industrial parks. Colonial Revivals, American Foursquares and ranch-style homes are common and were mostly built in the late 1970s to early ‘80s. Prices can range from about $550,000 to $620,000. Condos and townhouses are also available, typically costing about $340,000 to $620,000. “There’s a low property tax in town,” Marcus says. “It makes housing very affordable for a lot of people who get priced out of other towns.”

Local eats, industrial presence and Whittier Rehabilitation Hospital
There’s a BJ’s Wholesale Club on Shelley Road. Also in the neighborhood, residents will find restaurants like Duffy’s Diner, which serves large portions of classic breakfast favorites and lunchtime wraps, sandwiches and salads. Across the street, Bake’n Joy sells morning pastries like muffins, banana breads and coffee cakes, as well as treats like cupcakes and brownies. Just over the Merrimack in the Westgate Market Place shopping center, residents can grocery shop at Market Basket or visit big-box stores like Marshalls and Burlington. More shopping and dining options are closer to the town center, from antique stores like Evens and Oddities to restaurants like Keon’s, which serves seafood and meat alongside wine pairings. “Keon’s has been a mainstay in Haverhill,” Marcus says. “They have high-quality food and a creative menu.”Ward Hill's large industrial presence is mainly around Ward Hill and Industrial avenues, where distributing, manufacturing and other facilities occupy various business parks. Whittier Rehabilitation Hospital is also in this area. The hospital has a long-term acute care facility, inpatient acute rehab facility and transitional care unit.

Indoor recreation centers and hiking by the Merrimack River
Ward Hill offers a few indoor recreational facilities, like the Paul T. Gilmartin Memorial Arena, an ice rink that hosts public skating, hockey leagues and events such as the Boston Bruins Holiday Tournament. The competition is for the facility’s youngest players and includes a visit from Blade, the Bruins’ mascot. Nearby, Cedardale Health & Fitness is a membership-based recreation center with numerous athletic courts, a large gym and an indoor and outdoor pool, which includes a sprayground for children. For outdoor adventure, residents can head to the Merrimack River, where shoreside trails weave along the water. Baypoint Riverfront is a scenic and secluded park in an otherwise developed area. Here, visitors may catch a glimpse of a bald eagle or cast their lines into the water when the weather is warm.
Cederdale Health and Fitness is a great place for locals to gather and to use them nay recreational facilities on site.
Locals can walk around Baypoint Riverfront through its lovely trails just south of the Merrimack River.

From Hunking School to Haverhill High
Haverhill Public Schools serves Ward Hill. For kindergarten through eighth grade, students can attend Hunking School, which gets a C-plus from Niche. Then, they can attend Haverhill High, which earns a B-minus and offers a program that allows students to take courses at Northern Essex Community College and earn collegiate credit before graduating high school.

35 miles to Boston
U.S. Interstate 495 runs through the community, forming a partial beltway around Boston, which is about 35 miles southeast of Ward Hill. Massachusetts state Route 125, or South Main Street, is Haverhill’s main thoroughfare, leading across the river to the town center about 3 miles away. The Haverhill train station is also near the center of town, offering Amtrak’s Downeaster service, which runs five daily round-trip trains from Boston to Brunswick, Maine, as well as a Massachusetts Bay Transit Authority commuter line to the state capital. For air travel, Boston Logan International Airport is about 40 miles south.
Near the Haverhill station, the commuter rail offers residents of Ward Hill a 70-minute train ride to downtown Boston.
