Hawthorne has a small-town feel with major employers
Hawthorne may be a part of busy Los Angeles County, but the city offers a slower pace with older homes, popular locally owned restaurants and routes to work that are about 15 miles from downtown Los Angeles. The city also has a long history in aerospace, and major corporations like SpaceX have large campuses in Hawthorne and are major employers. The location also makes it easy when you want to take a day trip to beaches along the Pacific Ocean or catch a flight out of the Los Angeles International Airport.
Why buyers find comparatively more affordable options than in Westside
Dario Svidler is the executive vice president of Partners CRE, and he says Hawthorne residents work to keep their small-town feel by resisting high-density housing, like high-rise apartment complexes. There are rental options, from apartments to homes, but people who want to buy have options. “You’ve got mostly modestly sized ranch-style homes on compact lots. You’re not going to find a lot of big homes here," Svidler says. “These are more entry-level.”
The condos and townhouses can sell in the upper $300,000s to $1.5 million, depending on size and age. Detached homes tend to have Spanish-inspired, bungalow or ranch-style designs and sell in the upper $300,000s to $2.4 million. “Hawthorne is great for buyers who want to be on the Westside but can’t pay Westside prices like in Santa Monica and Manhattan Beach ,” Svidler says.
Work close to home and freeway access
Because Hawthorne has major employers, most people don’t have to commute far. “This has always been an aerospace community,” Svidler says. “SpaceX is the city’s largest employer.” There’s also Tesla and OSI Systems, a specialized electronics manufacturer. Of course, if you work outside the city, you have ways to get around. “You’re bound by the 405 and the 105 freeways, which is good in that it’s easily accessible to the rest of the region,” Svidler says. Downtown Los Angeles is about 15 miles away, a drive that can take close to an hour with traffic, which is a constant for California drivers. If you want to get somewhere fun, Manhattan Beach is closer, about 5 miles away. Most people drive, but there are also LA County Metro Transit buses that pass through the city. The Hawthorne/Lennox Station has access to the Metro C Line light rail, which runs up to LAX, 5 miles away.
Two highly rated school districts cover the city
Hawthorne families are in two school districts. The city’s elementary and middle schools are part of the highly rated Hawthorne School District. Older students transition to the Centinela Valley Union High School District, and most Hawthorne kids attend Hawthorne High School. Hawthorne Math and Science Academy is a public charter option, and you have to apply to attend.
Spacious parks to visit and recurring community events in Hawthorne
There are parks across the city, from Good Neighbors Park with its playground, to the spacious Hawthorne Memorial Park, with its paved athletic courts and community center. You can also visit the Memorial Dog Park to take your pet on the agility course or spend the day at Hawthorne Pool. The city also organizes events to bring the community together, so there’s more to do than visit parks. Out of all the options, some of the biggest events are:
- Hawthorne Eats, a full week where local restaurants offer discount menu items to bring in familiar and new guests
- Spring Event Earth Day & Service Provider Fair, held around March with carnival games, egg hunts, food trucks and live music
- Holiday Festival and Toy Giveaway, where kids get to meet Santa, get toys and play games
Where to go shopping and dining in and around Hawthorne
When it comes to shopping, Hawthorne has grocery stores spread throughout the city and two Target locations. You can visit the Oceangate Commerce Center for convenient shopping at stores like Walmart and Michaels. Gateway Center is on the other side of the freeway and has a World Market and a Costco. There are a few restaurants to choose from in Hawthorne, but there are some must-visit spots, namely:
- Chips Restaurant, known for its classic diner setting and full breakfast, lunch and dinner menus
- Tata's Cafe, a dedicated brunch and lunch restaurant downtown
- Zacatecas Restaurant, one of the more popular Mexican spots in town
Svidler says people might travel out of town to go shopping, and nearby Torrance has the three-story Del Amo Fashion Center, roughly 20 minutes away.
