“Amazing views” draw homebuyers to Timber Lakes, according to Lindsey Van, a realtor with Keller Williams. The neighborhood is more secluded than other Heber City communities, located far from the town center on hundreds of acres of Wasatch County wilds. “It’s not a club community,” says Kelly Dresh Hamlin, a real estate agent with Park City’s Summit Sotheby's International Realty. “It’s mostly people who want to be out in nature doing their own thing rather than socializing.”

“It’s about as close to nature as you are going to get,” says Hamlin. “It’s a place for people who want to be one with nature away from the ruckus.” The community backs up to the Uinta-Wasatch-Cache National Forest. The neighborhood sometimes receives visitors from the surrounding forest, such as deer and moose. Residents enjoy bird watching from cabin porches or exploring nature up close on the winding hiking trails. Hiking is popular in the warmer months, and the powder snow of winter draws thousands of visitors to the forest each winter. Some explore trails by snowmobile while others cross-country ski. The neighborhood is in an ideal location to access ski resorts, like the forest ski resorts and the slopes in nearby Park City.

Shopping and dining along Victory Highway
For meals out and shopping, residents must drive a little over 10 miles to reach Heber City’s city center. Van says it's an easy drive into the city from the neighborhood. Interstate 189, which runs through Heber, is the main retail corridor. Here, visitors will find shopping and dining options from local businesses to chain retailers. Sporting good rentals and outfitters are abundant in Heber City in case residents need to replace skis or hiking boots.

Private neighborhood roads and the nearest highway
The roads leading in and out of Timber Lakes are more remote. The neighborhood is gate-guarded, ensuring that traffic does not disturb the community. Interstate 189 is a little more than 10 miles away, leading 30 miles north to Park City or 54 miles north to Salt Lake City, home to numerous attractions and an international airport.

“It’s one of the older communities, so it has a little bit of everything,” says Van. “At first, it was just cabins. There’s a serious inclination to remodel and rebuild.” Houses here range from small cabins built 20 years ago during the initial development of Timber Lakes to contemporary modern mountain homes. The common denominator across these homes is the space. “Timber Lakes because most homes are on an acre, so they have a little more space, and they have beautiful views of the mountains,” says Van.
Smaller cabins sell between $425,000 to $850,000. Larger, more contemporary cabins or recently updated modern mountain homes go from $875,000 to $2.4 million, depending on the size of the house and its lot.

Timber Lakes is served by Wasatch County Public Schools, with each neighborhood school earning a B-plus from Niche. Kids start school at J.R. Smith Elementary School and advance to Timpanogos Middle School. Students finish school at Wasatch High School, where they can participate in numerous extracurriculars like lacrosse, rodeo, car club, debate and a student TV show.
