Emerald of the Desert
Green Valley South is one of the few neighborhoods that make up Southern Nevada’s first master-planned community as development began in the 1980s. Referred to as the “Emerald of the Desert,” this upscale Henderson area blends a picturesque desert landscape with suburban amenities. Although primarily residential, Green Valley South is only a short drive to Las Vegas entertainment, the airport, Black Mountain and trails – ideal for outdoor enthusiasts, commuters and thrill-seekers alike. “Green Valley is like a little hamlet of Henderson,” says Amelia Keene, Realtor for the Keene Team Las Vegas, resident since 1997 and 10-year Green Valley homeowner’s association board member. “The location is fabulous for getting anywhere in town in about 10 minutes, seeing a show and getting to the airport. I wouldn’t live anywhere else.” Neighboring Las Vegas offers a booming hospitality industry in which many residents work. This industry supplies opportunities for employment at more than 30 hotels, and there are endless attractions housed inside, and many commute to the city center. “It’s an enclave for people who work on the strip to live,” says Keene about Green Valley South.

From golf clubs to the vast wilderness
The jewel of Green Valley South is Legacy Golf Club, at the heart of the neighborhood. This 18-hole course boasts a stunning desert terrain and multi-tiered fairways. Residents can get in the game at either Pecos Legacy Park or Mountain View Park, offering various sports facilities, including volleyball, tennis, basketball and baseball. Hop on the walking trails, enjoy a picnic in the open space or one of the many programs at Silver Springs Park and Recreation Center. Hikers and cyclists love hopping on the Harry Reid Union Pacific Railroad Trail, a 13-mile asphalt path that connects several neighborhoods, shopping districts and parks. And for those who crave a deeper escape into nature, the 48,000-acre Sloan Canyon National Conservation Area, including the vast North McCollough Wilderness, its network of trails, historic petroglyphs and wildlife, are just an 8-mile drive away.

A vibrant ‘District’
In the neighborhood, Claim Jumper Steakhouse & Bar is a popular place for an upscale dinner with Western vibes. The no-frills hot dog joint The Steamie Weenie serves up franks with flair from around the globe and root beer floats. Just below the boundary is Boom Bang Fine Foods & Cocktails, with Top Chef alum Elia Aboumrad-Page at the helm, serving a mash-up of American comforts and French fare.
Just south of the neighborhood is The District at Green Valley Ranch, a walkable plaza with high-end shopping, dining, top-notch entertainment and grocer Whole Foods. “You’ve got many options to enjoy a glass of wine; you can sit outside and listen to music at night, have an ice cream cone, or go to brunch on the weekends,” says Keene. Walking along its bistro light-decorated cobblestone streets, visitors will find Settebello Pizzeria, which serves up Neapolitan wood-fired pizzas, along with the laid-back eatery, Cantina Tequila, serving up craft cocktails and modern Mexican fare. The District also organizes events such as farmers' markets, outdoor movies, music in the courtyard, and group yoga.
Green Valley Ranch Resort Spa and Casino is a luxury entertainment venue in this area with a poolside bar, live shows, over 2,000 slot machines and 55 table games, a mall and seven restaurants, including Pizza Rock – boasting award-winning pies from World Pizza Cup champion Tony Gemignani. While the neighborhood boasts endless outdoor opportunities and a vibrant shopping and dining scene, the region is also building a reputation as a sports town. “We’ve got the Henderson Silver Knights, who are NHL Stanley Cup champions, and Raiders Football,” Keene says. We’ve also got the WNBA basketball champions, the Aces; there’s just so many things for people to do now.”

Third-best neighborhood in Henderson
Ranked by Niche as the third-best neighborhood to live in Henderson, Green Valley South offers an upscale lifestyle in a peaceful setting with stunning views of the Black Mountains, Spring Mountain range and Muddy Mountains as its backdrop. “There are parks within walking distance of every home,” adds Keene. “People get to know their neighbors here. Everyone is very friendly and helpful in our community. It’s very well maintained, there’s a pride of ownership, and everyone works to keep up the value of their homes.” The neighborhood provides ranch-style homes, Spanish and Mediterranean-style two-story homes, condos and townhouses. Most single-family homes were built in the early 1990s, ranging from $323,000 for a two- or three-bedroom to over $2 million for a sprawling Mediterranean estate over an acre. “Compared to the rest of the country, it’s incredibly affordable,” Keene says. “If a subdivision has an HOA, they’re usually very low fees, crime is very low, and taxes are low, and we have no state [income] tax.” Desert Park and Oak Forest Villas are some of the more affordable subdivisions in the neighborhood, starting at around $325,000. Larger, more luxurious homes are available in guard-gated communities like Grand Legacy Estates and Hillsboro. These secluded communities have amenities like oasis-esque backyards and access to the Legacy Golf Course. Green Valley South residents are treated to large lot sizes that stand out for their beautiful lawns, with towering palms and other desert landscaping.

Green Valley schools make the grade
Children in Green Valley South attend some of the highest-ranked schools in the Clark County School District. Students can attend Selma F. Bartlett Elementary, which earned a B on Niche, followed by Barbara and Hank Greenspun Junior High, which received a B-plus. The elementary school offers a teaching garden, a comic club and a student leadership program. Earning a B on Niche, Silverado High School is ranked the No. 1 standout high school in Nevada and offers basketball and soccer teams, a karaoke club and a student newspaper.

Happenings year round
The Art Festival of Henderson is one of the most popular in the region. Taking place in the Water Street District each May, the event features contemporary and fine artists, a juried art show, live art demonstrations and a chalk art gallery. Cinco de Mayo is also a large celebration here, and residents can head to The District or the Green Valley Ranch Casino for concerts and events year-round.

Fending off floods
Because of its desert climate, flash floods can occur when it rains, and monsoon season is Late June to mid-September. The regional flood control district built a $20 million flood detention basin to combat this. Clark County advises all homeowners to get flood insurance. The district has plans to start work on two flood prevention projects in the spring of 2024. The first is a new basin that will cost $23 million and has a projected completion in a year. The other is an upgrade to the Orchard Detention Basin, a $9 million project, and construction will start at the end of 2024.

Central to it all
Convenient access to Interstates 215 and 11 and State Route 564 get residents around the area, including Harry Reid International Airport, a 6-mile drive and the Las Vegas Strip, 11 miles away. While the airport is nearby, Keene says it’s not a big bother. “Sometimes you hear it, sometimes you don’t, but people expect it living here, but it’s not too bad,” she says. The Regional Transportation Commission of Southern Nevada operates a bus service with 50 routes, many of which are serviced 24 hours a day.
