A suburban feel just outside of downtown Henderson

Located in the center of Henderson and occupying the southern rim of the Las Vegas Valley, Valley View attracts homebuyers looking for both access and amenities. Henderson’s slogan is “A Place to Call Home,” and it’s no wonder. The city has been named one of the best places to live in America four times, and homebuyers in Valley View are attracted to the area’s distinctly suburban feel with city conveniences and nightlife. Locals are offered various choices in the area, from homes in the master-planned Cadence Community to deciding where to eat and shop, with a variety of dining and retail options a short drive away from home. However, even with the variety of events and activities in downtown Henderson, the area “is a family community, and you can always see people out and about,” says Sandra Ponce, an associate with Cascade Apartments and resident who has lived in the Henderson area for over five years.

Water Street’s hustle and bustle

Valley View residents head around the neighborhood’s South Boulder Highway corridor for shopping and dining options that are less than 2 miles from home. The Water Street district just outside the neighborhood is chock full of dining and shopping options and a popular event spot because it is next to city hall. Locals can watch the rising flames from their plates of Spanish cuisine at Juan's Flaming Fajitas & Cantina. Residents also enjoy stopping off at Water Street Pizzeria for a fresh slice to bring home. “Everyone goes down to Water Street; that is the busy spot where all the popular dining and shopping is,” Ponce says. Valley View has multiple shopping centers for stocking up the pantry, like the Henderson Shopping Village and Victory Village Plaza, which has a Smith’s grocery store and Walmart.

Concerts and festivals on Water Street

Henderson offers a variety of events for residents, and many of them happen along Water Street. One of the larger events in the area is the Art Festival of Henderson, which is a local Mother's Day tradition that features a variety of artists, crafts, fashion and home décor artisans. Families also enjoy local events like the Spring Forward Family Music Festival in April, which features music, comedians and magicians.

Master-planned communities and cozy tiled roofs

Many homes in the Valley View area are Spanish revival ranch styles, usually sporting flat roofs and sculpted lawns full of rock formations and local foliage. Homes on the neighborhood’s northern end are part of the Cadence planned community, which is popular for the wide variety of amenities offered by the association. Older residents also have the option to choose the Heritage at Cadence, a 55+ community. A majority of homes in Valley View are also modern, having been built from the 1990s to as recently as 2022. Prices range between $250,000 and $700,000 in the neighborhood, with many of the more expensive homes being in Cadence.

Expansive parks and community centers in Henderson

Henderson is nationally recognized for its outstanding parks, including 19 facilities just for dogs. One popular park is Morrell Park, home to Valley View Recreation Center, a 40,000 square foot facility hosting a fitness center, game room and gymnasium, as well as racquetball and wallyball courts. Locals also enjoy Heritage Park, which is well known for its 15 baseball, football and soccer fields. “Both of these parks are very popular and important to the community,” Ponce says. Residents of the Cadence community also have access to Cadence Central Park, a 50-acre park featuring pickleball courts, walking paths, an amphitheater and a pool, all with stunning views of the Las Vegas Strip.

Henderson’s first high school

Students in the area have two options when starting their education in Valley View, with students in the northern end attending CT Sewell Elementary School, which receives a B-minus on Niche. Students on the southern end head to Robert L Taylor Elementary School, which earns a C-plus. The district merges with all students continuing to B Mahlon Brown Junior High School, which receives a B-minus rating. Residents then finish their educations at the C-plus rated Basic Academy of International Studies High School, the first high school in Henderson serving the community since 1942.

Busy Nevada highways and parkways

Boulder Highway and Lake Mead Parkway are the main thoroughfares for commuting to work and heading toward the excitement of downtown Henderson and the Las Vegas Strip. The area also has quick access to Route 11 for day trips to neighboring cities and the greater Clark County area. However, thanks to the planned communities in the area and a large number of sidewalks, walking and jogging are common. “You can see a lot of people out walking the dog,” Ponce says. Harry Reid International Airport is located 15 miles to the northwest, and the St. Rose Dominican Hospital, Rose de Lima Campus is less than two miles from the neighborhood.
