Homes range from rental units to luxury properties near the shore

Most properties here are detached single-family homes set close together, ranging from contemporary builds with rooms on the upper floors to luxury properties with ocean views. Prices for these homes can start around $1 million and reach $14.4 million. You can also find townhouses and condos that start in the upper $800,000s to $5.8 million, depending on how close the home is to the ocean and the build year.

Mercedes Van Pelt is a Realtor with Compass who has helped many clients move to Hermosa Beach. She says, in her experience, Hermosa Beach is the sweet spot for people who think Manhattan Beach is too expensive or Redondo Beach ’s shore is too small. Most people own their homes, but Van Pelt says there are “rental properties, but the majority are for long-term rentals. Young 20-somethings who just got done with college and are getting their first jobs, they’ll move here and rent. They want to be close to the beach and nightlife. People who can’t afford a home but want to send their kids to the schools rent, too.”

Spending the day on the beach or in quieter parks

Access to the beach is a big reason why people move here, and residents take advantage of it every chance they get. “We’re outside 335 days a year,” Van Pelt says. “We have just gorgeous weather. ... People are always out biking, running, walking their dogs, playing beach volleyball, all the time.” Van Pelt also mentions The Strand, a paved path people use to walk, bike and rollerblade. The 22-mile path, also known as he Marvin Braude Bike Trail, connects from Torrance Beach all the way to Santa Monica. For a quieter atmosphere, you might spend time at the:

  • Valley Park, the largest park in the area with a playground, basketball court and spacious fields
  • Hermosa Valley Greenbelt, a roughly 4-mile, wooded trail that replaced a stretch of railroad
  • South Park, with its accessible playground, community garden and multipurpose field

A beach city known for its schools

The city has its own school district, and the schools here are a major draw for families. The highly rated Hermosa Beach City School District serves elementary- and middle-school students. For high school, families can choose to register at Mira Costa High School in Manhattan Beach or Redondo Union High School in Redondo Beach. Both options are highly rated and are known for their sports.

Walking and biking to the beach, and commuting to nearby jobs

The streets are lined with sidewalks, so you might walk or bike to the beach. There are some buses, but Van Pelt says people drive all the time. Many homes have attached garages, but there are marked parking spaces along multiple streets. The city is known for its recreation, but people still commute to work. “Hermosa is one of those towns where you can have all the luxury and still be able to commute to our business centers,” Van Pelt says. You might drive down Pacific Coast Highway, also known as State Route 1, 5 miles to the Los Angeles International Airport. Nearby Hawthorne is home to SpaceX and Tesla, while Torrance has other aerospace and engineering businesses. Closer to home, you might work at a Kaiser Permanente medical office. Traffic is a part of life throughout Los Angeles County, so the roughly 23-mile drive to downtown LA can take an hour or more.

Hermosa Beach has restaurants of all kinds, from casual to high-end

Hermosa Beach is full of restaurants, from coffee shops to high-end spots. Van Pelt says Pier Plaza is the busiest part of Hermosa Beach when it comes to dining because of all the options. You might visit Tower 12 to watch chefs make wood-fired pizzas and cocktails, while Hennessy’s Tavern serves pub fare for brunch through dinner with ocean views. Nearby Hermosa Avenue is lined with even more options, like Michelin Guide-recommended Vin Folk wine bar to La Playita, a Mexican restaurant. Stores here are mostly souvenir and surf shops that draw in tourists, but locals can pop into a Trader Joe’s or Pavilions for groceries. You might take a quick trip into Torrance to shop at national brands like Target, Walmart and Nordstrom in the three-story Del Amo Fashion Center mall.

Residents get together for farmers markets and beach volleyball

The city’s events are just as popular as lounging on the beach. You can browse the vendors at the weekly Hermosa Beach Farmers Market on Valley Drive. The Hermosa Beach Open happens every September, where professional beach volleyball players compete in Olympic-level matches, and spectators get free admission. Fiesta Hermosa also happens in September, but this three-day festival is all about live music across five stages and over 250 vendors selling food and souvenirs.
