Amenities aplenty on the Sound
Albemarle Plantation overlooks the Albemarle Sound from the far southern end of Hertford, a small town in eastern North Carolina. “It’s one of the few gated communities in this area that’s ‘amenitized.’ It has two restaurants on-site, tennis courts and a golf course. If you look in the surrounding county, there’s not really anything else like it,” says Bobby Masters, sales executive and Realtor with AP Real Estate. Beyond the amenities within the gates, Albemarle Plantation is a short drive from both Edenton and Elizabeth City. “It’s pretty centrally located between the two, which is convenient if you want more shopping and dining options,” Masters says, adding that more than its location and laundry list of amenities, it’s the people that make the place. “It’s not just a platitude. People really are just friendly here, they all wave at you.”

Coastal cottages to waterfront estates
Most homes here are Colonial Revival or Traditional in style. Nearly all of them incorporate coastal or Craftsman-inspired design elements, from Cape Cod-style dormer windows and beachy color palettes to boxy front porch columns and partial stone façades. Construction started in the early ‘90s and is ongoing today. “It’s a big community, we’ve got right about 525 homes in here so far,” says Masters, adding that there’s a 50-acre tract of land still awaiting development. He observes, too, that despite their relative youth, even new homes enjoy sizeable lots. “Most are between a third of an acre and a quarter of an acre, but some go up to a seventh.” Prices start at nearly $400,000 and can climb as high as more than $1 million. Masters notes that price is largely determined by age and view. “Homes that need a little bit of updating are in the low $400,000 range. Golf course homes are typically between $550,000 and $600,000, and there’s a waterfront home on the market right now for $1.3 million.” Given the price point, the neighborhood doesn’t tend to attract many first-time homebuyers. “For most people, this is the last home they’ll buy; they’re closer to downsizing. That said, there are a lot of long-time residents,” says Masters. He adds that Albemarle Plantation hosts an annual dinner event for residents who have lived here for 20-plus years. In 2024, the attendees numbered 96.

Recreation galore within the gates
Albemarle Plantation offers many of the usual gated community amenities, from bocce and tennis courts to a fitness center and a saltwater pool. The Sound Golf Links at Albemarle Plantation golf course sprawls over much of the neighborhood’s center. The 18-hole course was designed by North Carolina local Dan Maples. And beyond the sparkling view it provides, the Albemarle Sound waterfront itself is an amenity. “We offer a 166-slip marina, which can accommodate boats up to 60 feet long,” says Masters, adding that there’s also a boat ramp available for those who store their boats off-site. “There are lots of different social clubs here, too, from more active clubs for fishing or kayaking, to book and quilting clubs.”

Dine dockside, shop in town
Hertford proper is a short drive north; it’s where most locals head to pick up groceries and other everyday essentials. Food Lion is at the south end of town, about 9 miles away from most homes. There’s a Family Dollar down the road, as well. Closer to Albemarle Plantation, the family-owned Story’s Seafood Market & Grill offers fresh, locally caught seafood and Southern fare, from frog legs to catfish po boys. “Hertford is a really small town, so a lot of people do just end up eating here at the café or in the clubhouse restaurant when they want to go out,” says Masters, referring to Albemarle Plantation’s Dockside Café and The Clubhouse Restaurant. He describes the café as “more of a casual, pizza place,” while dining in the clubhouse is “more formal.” For a wider array of shopping and dining options, folks can head to Edenton or Elizabeth City. “Edenton has a cutesy downtown vibe and Elizabeth City is the bigger, big-box-store-type city, with your Walmart, Lowe’s, that kind of thing,” Masters says.

Central to Edenton and Elizabeth City
Hertford proper is about 9 miles north of Albemarle Plantation. The drive into town is a scenic one; following the Sound shoreline, the trip typically takes 15 minutes. US Route 17 runs through Hertford, connecting southwest to Edenton and northeast to Elizabeth City. Both bigger cities are within 25 miles of home. The gated community itself is also walkable, bikeable and golf cart friendly. “Getting down to the marina or clubhouse is super easy, whichever method of transport you go with,” says Masters.

Perquimans County Public Schools
Neighborhood students are served by the Perquimans County Public Schools system. In elementary school, youngsters go to Perquimans Central for preschool through second grade and Hertford Grammar for third through fifth. Both schools earn B-plusses from Niche. Older students go to Perquimans Middle, which gets a B, and Perquimans High, which gets a B-minus. The high school offers a Career & Technical Education program, with courses on subjects ranging from equine science and aquaculture to interior design and automotive services.
