The Highland City suburb of South Lakeland offers residents a wide variety of home styles and prices, plus proximity to parks and entertainment. “Lakeland is one of the top-growing cities in the nation, and Highland City is located in a prime area,” says lifelong resident Christine Hubbert, a Realtor with Team Hubbert at Better Homes and Gardens Real Estate Fine Living who’s sold homes in the area for a decade. “It has that small-town vibe, small enough that you’re going to run into friends and family out in public.”

Homes big and small

Residents here can be seen strolling the narrow streets and well-maintained sidewalks past large, manicured lawns. Homes east of Yarborough Lane are typically minimal traditional and ranch-style homes built in the 1940s, though many of these older homes are being replaced with new ranch-style homes that have attached garages. A two-bedroom fixer-upper in this area can cost $122,000, while a six-bedroom with a three-car garage can cost $525,000, plus $21 in monthly homeowners association fees. Homes closer to Lake Hancock can cost up to $1 million.

To the south and west, suburban subdivisions built in the late ‘90s or early 2000s are common. Prices and home sizes increase further west, from $235,000 for a three-bedroom ranch-style fixer-upper to $1.3 million for a four-bedroom 3,500-square-foot New Traditional home built in 2023.

Extracurriculars at George W. Jenkins Senior High

Local kids can start at Lincoln Avenue Academy, which earns an A-minus from Niche, then attend Lawton Chiles Middle Academy, which earns a B-plus. George W. Catch largemouth bass on Lake Hancock

Locals can launch their boats and fish for largemouth bass at 4,500-acre Lake Hancock, one of the largest lakes in Polk County. Residents without boats can view the lake’s alligators, barred owls and armadillos at the 1,200-acre Circle B Bar Reserve, a wildlife reserve with several hiking trails under a mile. Banana Lake is another popular fishing spot, and its neighboring 10-acre Banana Lake Park has a playground and picnic shelters.

Southern comfort food at Catfish Country

For a casual night out, locals head to cozy Catfish Country, a local staple since 1990 that serves Southern-style comfort food like fried catfish and alligator. Family-owned Charlie’s Mini Donuts & Coffee serves made-to-order mini donuts in flavors like maple bacon and chocolate pretzel. Residents can take Highway 98 or the Lakeland Area Mass Transit District’s Citrus Connection bus to Lakeland, 7 miles away, or Bartow, 5 miles away. Spring training with the Detroit Tigers

Highland City residents can head to Lakeland for the Lakeland Christmas Parade each December, which kicks off with a fireworks show. Residents line the streets of downtown Lakeland to watch the parade of colorful floats, marching bands and community organizations. Throughout March, fans of Major League Baseball’s Detroit Tigers flock to Publix Field at Joker Marchant Stadium, the team’s spring training location, to watch their favorite players warm up for the season.

“Sports is one of the big things here,” Hubbert says. “Lakeland is a very athletic area.” No Limits SportsPlex has youth and adult recreational leagues in volleyball, flag football and soccer. In addition to organizing youth baseball teams, Lakeland City Baseball offers the Buddy Ball League for kids with disabilities. Adults can enjoy the public Sanlan Golf Course, a 27-hole course with a driving range and practice facility, or the semi-private Club at Eaglebrooke’s golf course, rated by Golf Digest as one of the best places to golf.
