With more open space and larger lots than typical Denver suburbs, Eastridge homes come in various styles at various prices. “It depends where you are in the neighborhood and, to some extent, what your view looks like,” says Prucey. “Some homes are in gated communities with beautiful backcountry views – others, like where I live in Palomino Park, have a sort of resort-like atmosphere.” Styles include modern contemporary and new traditional, with these homes sometimes featuring mixed-material construction and accents like bay windows. Ranch-style homes are also common, particularly in the gated 55-plus Gleneagles Village community. Prices for these homes generally range from $650,000 to $850,000. Larger, custom homes – typically sitting on significant acreage and featuring five or more bedrooms – range from $925,000 to $1.3 million.Highlands Ranch schools earn high marks
Students can begin at Fox Creek Elementary, which serves pre-kindergarten through sixth grade and earns an A-minus from Niche. Redstone Elementary School, in the southern part of the neighborhood, also earns an A-minus. Because of a declining school-age population, the Douglas County School District is considering consolidating elementary schools starting in the 2026-27 school year. Cresthill Middle serves seventh- and eighth-graders who finish up at Highlands Ranch High School – both of which earn A-minus ratings. Highlands Ranch High’s performing arts programs have earned national recognition, with the choir group having performed at Carnegie Hall. Eastridge’s location along the Foothills means that outdoor recreation is readily available. “There are so many cool spots and parks in Highlands Ranch, as the whole area is very outdoorsy,” says Prucey. “But in Eastridge specifically, you can’t beat the Eastridge Rec Center.” The center is one of four in Highlands Ranch and has a climbing wall, an outdoor pool with a zipline, and sand volleyball courts. “The facilities are fantastic, and it’s a central part of living in the community thanks to all the programs it offers,” says Prucey. Across from the rec center, residents can take advantage of the wide-open space at Falcon Park. Less than a mile from there is the Cheese Ranch Historic & Natural Area, which has open spaces, trails and a replica windmill that pays homage to the region's early settlers. Two miles south of the neighborhood, Wildcat Ridge Park is known to have one of the best sledding hills.National favorites and local flavor
Along South Broadway, an extension of Denver’s well-known strip, sits an area locally referred to as “restaurant row.” Options include well-known chains such as Red Robin, while Los Dos Potrillos is a favorite for its authentic Mexican cuisine. The Sports Book is a popular spot for grabbing drinks with friends and watching the Broncos or Rockies play. Prost Brewing Company is a German-style biergarten that serves schnitzel and currywurst alongside its brews. Park Meadows Mall has additional dining options in its food court, along with various chain retailers and designer brands. King Soopers serves as the go-to spot for groceries and everyday essentials.RTD Light Rail access makes getting to Denver simple
Access to E-470 and C-470 makes commuting straightforward. Those headed to Denver can expect a 30-to 45-minute drive. The Denver Tech Center is just over 10 miles away, while UCHealth Highlands Ranch Hospital is less than five. The RTD regional light rail provides public transportation around the Denver metropolitan area, while bus stops simplify getting around town. Denver International Airport is 35 miles from the neighborhood. Winter weather conditions often require residents to use snow chains during the colder months, and road closures due to high snowfall are an occasional issue.
