Multi-story properties from the 1980s and after
Homes in Northridge are found along sidewalk-lined cul-de-sacs and have large, well-kept lawns decorated with mature trees and shrubbery. Most of these properties are multi-story and built between the 1980s and 2000s. Some have new traditional architecture with simple vinyl exteriors, slanted roofs and a front porch area, while others sport a more contemporary design with a tucked-in garage. There are also Craftsman-inspired homes with features such as stone accents, front gables and multiple pointed roofs. Prices range between $750,000 and $1.2 million, depending on property size. A handful of Craftsman and Tudor-inspired estates in the neighborhood can cost $1.4 million to $2 million. “The value for the size of the home tends to be better in Northridge, compared to the rest of Highlands Ranch,” Larson says. Multi-story townhouses and contemporary condos are another housing option in Northridge. These properties are smaller and go for $375,000 to $425,000. According to Larson, Northridge residents must join the larger Highlands Ranch Community Association (HRCA) and follow its guidelines for home maintenance. This membership comes with access to the association’s recreational amenities and social events. However, Northridge itself does not have a sub association.Northridge’s parks, recreation center and tourist attraction
Several green spaces dot the Northridge area. “There are numerous parks and athletic fields, plus miles and miles of trails that make it an active community,” Larson says. Northridge Park has a playground, baseball field and bocce ball court. The Northridge Recreation Center is part of the HRCA and offers indoor recreation facilities such a running track, tennis pavilion, golf simulator and swimming pools. Dad Clark Park is another major community park. In addition to its playground and walking trails, there’s a dog park and a community garden with 20 plots called The Potato Patch. Other green spaces in Northridge include Diamond K Park, James G Toepfer Park and Cougar Run Park. All three have playground areas and a basketball court.The Highlands Ranch Mansion is part of a 50-acre historic park in the neighborhood that acts as both an event venue and a tourist attraction. Visitors can attend educational lectures or take self-guided tours through the building. The mansion sits within a working ranch and is surrounded by historic barns, pastures and a windmill.A-rated public schools in Douglas County
Northridge is zoned to four elementary schools, two middle and two high schools that fall into the Douglas County School District, which also offers choice enrollment. Northridge Elementary School earns an A grade from Niche and feeds into Mountain Ridge Middle School, which scores an A-minus. From there, students can head to the A-rated Mountain Vista High School, which offers 35 Advanced Placement and over 60 Career and Technical Education courses. An additional pipeline includes Cougar Run Elementary School, Cresthill Middle School and Highlands Ranch High School. All three schools earn A-minus ratings.Highlands Ranch’s nearby commercial centers
While Northridge is primarily residential, there are a handful of commercial areas on its outskirts. Village Center West is a shopping center at the intersection of University Boulevard and Highlands Ranch Parkway. There’s a King Soopers and several fast-food eateries like Chick-fil-A and Panda Express. Across the intersection, there’s a Whole Foods Market and LaMar’s Donuts and Coffee. Farther east along University, the shopping center continues on and includes national retailers like T.J. Maxx and Trek. For more options, the Promenade Shopping Center along County Line Road has small businesses for furniture, home improvements and specialty clothing.Highlands Ranch Shopping Center has a Safeway and sits at the intersection of Highlands Ranch Parkway and Broadway. Mici Italian is a family owned restaurant chain with traditional Italian dishes. Other chain eateries include Wahoo’s Fish Taco and First Watch. Target and Home Depot are retailers in the area.
Traveling in and around Northridge
Northridge has walking paths that encourage recreational strolls, but traveling outside the neighborhood requires a vehicle. Commuters can access Colorado state Highway 470 and use it to connect to U.S. Route 85 or Interstate 25. Both highway systems travel about 19 miles north into Downtown Denver. Additionally, the Regional Transportation District (RTD) has bus stops along S Broadway, Highlands Ranch Parkway, County Line Road and Dad Clark Drive.UCHealth Highlands Ranch Hospital is about a mile west of the neighborhood. The Denver International Airport is roughly 40 miles away.
