The grand plan for Hills and Dales
The Village of Hills and Dales, north of Canton, Ohio, was originally a plot of farmland purchased for development in 1922. The planned community’s developers published a 16-page brochure detailing how Hills and Dales would coexist with Mother Nature and how bird lovers could enjoy the “meadowlarks, bobolinks, wrens…” and other native species. It also promised to keep the neighborhood from being swallowed up by city life. Today, as planned, grand Tudor Revival and Colonial-style homes remain from the 1920s. Residences sit back from the neighborhood streets, tucked behind mature fir and oak trees. Hills and Dales has retained its “park-like appearance.”
Historic homes and acres of land
Most homes were built more than 50 years ago, and some were made as part of the initial project in the 1920s. Lots are usually 1 acre or more, but a few are as small as a half acre. Prices generally run between $400,000 to $600,000, with some outliers on the high and low end. In the $400,000 range, buyers might find a single-story, four-bedroom midcentury residence on less than 1 acre of land. Those wishing to purchase a Tudor Revival or Colonial Revival-style house constructed in the 1920s and situated on an acre or more of land can expect prices at or above $600,000.

School choices for Hills and Dales students
Students in Hills and Dales can attend Avondale Elementary School, part of the Plain Local School District. Niche gives Avondale Elementary an A rating. Oakwood Middle School, which offers a gifted program, earns a B-plus on Niche. Glenoak High School gets a B on Niche, and students here can enroll in the International Baccalaureate Diploma Programme or participate in the strong performing arts program. For local private school options within a 3-mile radius, St. Michael the Archangel Catholic School and Canton Country Day School both teach kindergarten through eighth-grade students.

Country clubs and parks near Hills and Dales
The two village parks give locals access to tennis courts and a playground structure. Across the street from the village, Tam O’Shanter Park, a former golf course turned Stark County park, provides 200 acres of land for hiking, bird watching and fishing. The Brookside Country Club and Glenmoor Country Club are also located around 2 miles away.
Hills and Dales residents will pass by the lake Tam O'Shanter Park on a daily basis.
Fishermen from Hills and Dales can utilize the fishing piers at nearby Sippo Lake.

Village-organized events
The village organizes ladies’ book clubs, Easter egg hunts, men’s and couples’ social gatherings and annual dinners. Neighbors also work together to elect a village government, which determines ordinances and manages the village streets. The Pro Football Hall of Fame, less than 3 miles east, holds an annual Hall of Fame week in August. Residents who enjoy football can watch parades and games.
Shopping in nearby Jackson or Belden Village
“There are numerous restaurants to pick from in Jackson, Belden Village and downtown Canton. We are centrally located, which is wonderful,” Reckenbeil says. Just 2.5 miles north of the village is Lucia’s Steakhouse, which serves fresh seafood and steaks. Basil and Bender’s Tavern are other options in downtown Canton, about 5 miles east. Locals can drive about 4 miles northwest to pick up groceries from Buehler’s Fresh Foods, which offers curbside pickup.

Driving from Hills and Dales
Though the city of Canton does run a bus service that serves the nearby area, it does not stop within the village. “There is only one way in and out of the village, and there is a 24-hour village police officer on duty,” says Kim Reckenbeil, Owners’ Association President. Residents can bike or walk the streets to head to and from events within the village, but it is important to note that there are no sidewalks in Hills and Dales. Once outside Hills and Dales, downtown Canton is less than 5 miles away. For those needing to commute to Akron or Cleveland, Reckenbeil says they take “under 30 minutes” and “between 45 and 50 minutes,” respectively. The Akron-Canton airport is about an 8-mile drive, and flights leave from there to Washington, D.C. and Chicago.
Deed restrictions
“The original development of the village in 1924 included extensive deed restrictions that remain in existence today. The Hills and Dales Village government has created several ordinances to enforce those restrictions. It is important that prospective homeowners are aware of this, and they are asked to sign a letter of receipt and agreement to abide by the deed restrictions,” Reckenbeil says.
