AmberGlen condos and townhouses popular with Portland transplants
Hundreds of townhouses, condos and apartment complexes dot the AmberGlen neighborhood of Hillsboro, next to Intel’s Ronler Acres campus and near a light rail line that will take residents there. With an abundance of high-density and rental housing, AmberGlen is the first stop for many transplants to Portland. “It's great for folks in transition between where they came from and trying to find where they are going next,” says Regina Very-Modesto, a realtor with Keller Williams Realty Professionals. Detached single-family housing is scarce in the neighborhood, and a significant part of the area consists of the Oregon National Primate Research Center and the Oregon Health and Science University’s Vaccine and Gene Therapy Institute.
TriMet's Blue LIne runs to Intel and Portland
AmberGlen’s proximity to both major employment centers and shopping hubs makes it desirable for those who prioritize convenience. “I would say the biggest thing is that it’s centrally located,” Very-Modesto says. “If that’s the part of town you need to be in, [AmberGlen] is going to be close to what you need to do.” The TriMet MAX Blue Line cuts through the center of the neighborhood, bringing residents to Downtown Portland or to the Intel headquarters every 15 minutes. Commuters can catch the light rail at either the Quatama or the Willow Creek stations, both located near several apartment complexes. Those who prefer to drive to Rose City can take advantage of Route 26, just north of the neighborhood.

Fresh ingredients at Fresh Thyme Soup Company
AmberGlen residents have several options when it’s time for grocery errands. There is a Walmart Neighborhood Market, as well as a Whole Foods, in the neighborhood, but residents can also drive slightly north towards the Tanasbourne Town Center for Trader Joe’s, Target and other big-box retail stores. When they are looking for a quicker meal, they can head to Fresh Thyme Soup Company, which makes their comfort food with fresh herbs, garlic and olive oil. Besides classic soups like tomato gouda, clam chowder and chicken soup, they also serve pressed paninis. The Baseline Shopping Center at the very south of AmberGlen offers a variety of Asian cuisine, as well as the Portland chain Gyro House Mediterranean Grill. Patrons enjoy kebabs with zesty Greek salad or savory shawarma plates, saving walnut and pistachio baklava for last, under a collection of traditional tapestries strung across the ceiling.

During the early 1990s, the city of Hillsboro adopted an ordinance banning any new, low-density residential developments surrounding what would become TriMet’s MAX Blue Line. High-density residential developments, like apartment complexes, townhouses and condominium complexes, flooded the area surrounding The Quatama and Willow Creek stations, like the Sommerset West-Elmonica South neighborhood at the southeast corner of AmberGlen. Protected bike lanes and sidewalks make getting to the rail stations easy for commuters who don’t live as close to them.
Townhouses with two to three bedrooms—many equipped with a deck—cost usually between $400,000 and $430,000, while condo units with two bedrooms tend to sell between $300,000 and $350,000, most of them clustered around the TriMet stations. The southwestern section of AmberGlen is where those dreaming of a detached single-family home should look. Two-level contemporary homes are popular, some with Craftsman-style influences, as are ranch-style homes with vinyl facades. Most homes were built after the ‘70s with three bedrooms, costing between $500,000 and $600,000.

AmberGlen Park includes 13 acres of green space surrounding a duck pond with a small, trickling waterfall. Similarly, Orchard Park contains a series of rock-resembling structures for kids to climb near a playset, as well as a disc golf course.

A-rated high schools and college preparation
AmberGlen is ripe with educational opportunity. The youngest students attend McKinley Elementary School, which earns a B from Niche, before enrolling in A-rated Five Oaks Middle School. For high school, they can submit an application to Beaverton Academy of Science and Engineering’s lottery system. The STEM-focused high school offers specialized pathways for computer science, biomedical studies and engineering, as well as a nationally recognized, student-led mental health program called Source of Strength.
Students who have interests outside of the STEM fields attend Westview High School, which offers a variety of Advanced Placement courses. Westview High also offers dual credit classes taught by instructors from Portland Community College, which has a campus within AmberGlen. After a demanding day of classes, students can bond with each other in over 90 different extracurricular clubs. Both the Beaverton Academy of Science and Engineering and Westview High School earn A grades from Niche.
