Southeast Hillsboro includes established neighborhoods, new communities

Southeast Hillsboro is an expansive suburb about 12 miles from downtown Portland. It consists of several smaller communities that surround the Tualatin Valley Highway — locally known as TV Highway — including the more established Reedville area and Reed’s Crossing, a subdivision of new constructions from 2020 and later. “It’s an up-and-coming neighborhood with lots of amenities. You’ve got parks, walking trails and a whole new commercial plaza with a Market of Choice and a bunch of new food spots,” says Erick Flores, a real estate agent with Knipe Realty. “There’s a lot of new construction, and it’s really close to big employers like Nike and Intel.”

A mix of older homes and new constructions in several subdivisions

A mix of new traditional and ranch-style homes — largely built after 1960 — make up the older residential area north of TV Highway, with prices ranging between $450,000 and $750,000. A few cottage-style homes built before 1955 can be found there as well, selling between $380,000 and $450,000. South of the highway in the Witch Hazel Village subdivision, newly constructed townhouses cost between $500,000 and $600,000. The development’s single-family homes were largely constructed between the 1980s and the 2010s, many featuring Craftsman features and listing prices between $440,000 and $650,000.

To the east of Witch Hazel, Reed’s Crossing is booming with new construction. “It’s rare to see these big master-planned communities being built because of Oregon’s zoning laws, which protect our timber, farming and natural resources. People who want to buy a brand-new home are coming over here,” says Steve Roesch, broker and owner of NextHome Realty Connection. Single-family homes built after 2020 fetch between $470,000 and $800,000, while most townhouses come with three bedrooms, going from $400,000 to $615,000.

Major retailers, chain restaurants and local eateries on TV Highway

Much of the shopping and dining in Southeast Hillsboro happens on TV Highway, where residents can find major retailers like Lowe’s Home Improvement, Target and Fred Meyer, as well as chains like Starbucks Coffee Company, Dairy Queen and Carl’s Jr. Diners will find an extensive breakfast menu and a variety of burgers, salads and pasta dishes at Reedville Cafe, which has been in business for about 75 years. Hidden in the business park off Southeast Cornelius Pass Road is Blind Satyr, which serves organic beer and ciders made with barley and hops from local farms and organic imperial yeast from Portland.

Green spaces with skateparks and river access dot Southeast Hillsboro

Though Southeast Hillsboro largely consists of residential areas, it still offers several green spaces. Residents can head over to Frances Street Park for its nautical-themed playground, basketball court and picnic area. Noble Woods Park, which sprawls along the north side of the neighborhood, has several paved trails that lead through dense Pacific Northwest forest. Reedville Creek Park is home to the city’s first skatepark, as well as two tennis courts and a baseball diamond. Hillsboro’s only public access point to the Tualatin River is in Rood Bridge Park, which spans more than 50 acres on the west side of the Witch Hazel Village subdivision. The Reed’s Crossing development is scattered with community green spaces as well, complete with amenities like modern play areas and a skate bowl.

Public transit and major thoroughfares connect to Intel and Portland

Both Southeast Cornelius Pass Road and Southeast Brookwood Avenue run north toward the Intel campus about 5 miles from Southeast Hillsboro. TV Highway, also known as Oregon state Route 8, runs west toward downtown Hillsboro and east toward the center of Beaverton. Downtown Portland is roughly 18 miles east via Sunset Highway, also known as U.S. Route 26.

The TriMet MAX Blue Line light rail travels east to downtown Portland, with a stop about 3 miles from the neighborhood. Several TriMet buses stop along TV Highway and Main Street, taking passengers around Portland. However, a freight train track crosses in front of the entrance and exits to the Witch Hazel Village subdivision, potentially causing delays.

Several Hillsboro School District pipelines serve Southeast Hillsboro

Though all of Southeast Hillsboro is zoned for the Hillsboro School District, several different pipelines serve the neighborhood. Children living in Witch Hazel Village may attend either Witch Hazel Elementary School, which receives a C-plus grade from Niche, or Rosedale Elementary School, which scores a B-minus. Those who live in Reed’s Crossing may start their education at Tamarack Elementary School, which opened in the summer of 2023 and has yet to receive a grade from Niche. South Meadows Middle School and Hillsboro High School both score C-plus grades, and the high school maintains an International Baccalaureate Diploma program.

Depending on their address, students who live north of the TV Highway in Reedville may attend either Ladd Acres Elementary School or Imlay Elementary School. The former earns an A-minus, while the latter earns a B-plus. They may then move forward to R.A. Brown Middle School, which scores a B-plus. Century High School receives a B-plus as well and offers almost 20 Advanced Placement classes.
