Big Stoney is a Historic Gullah Neighborhood that serves as a gateway to Hilton Head Island. It's one of the first few neighborhoods visitors pass through when driving onto the Island, once acting as its downtown area. It was home to businesses, their owners and the local post office. Big Stoney gradually became less developed as businesses moved closer to the southern shore. Today, the neighborhood has few homes and some locally owned restaurants, like Ruby Lee's and The Crazy Crab. It's becoming increasingly residential as developers add new housing developments.

A growing housing market with new coastal townhomes
Homes in Big Stoney rarely come on the market. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in the community was around $590,000 in November 2024. Three homes and two vacant lots were sold last year. The neighborhood has few homes, but new subdivisions are starting to pop up slowly. "It's still a pretty undeveloped area with a few manufactured homes," says local broker Dan Jackson, owner of Searchlight Realty. He's sold homes on the Island for nearly 30 years. "But there's going to be a lot of development in the future." Old Stoney Village, a newly constructed subdivision at the heart of Big Stoney, features coastal townhomes built in the 2020s. These homes have three to four bedrooms, measuring over 1,500 square feet and listed between $450,000 and $650,000.

Hilton Head Island High hosts a bi-annual "Arts Extravaganza"
The Beaufort County School District serves over 21,000 students and scores an overall A-minus on Niche. The Hilton Head Island Early Childhood Center serves pre-K and kindergarten students, scoring a B-plus on Niche. Hilton Head Island Elementary School receives a B-plus on Niche, and Hilton Head Island Middle School has a B. Hilton Head Island High School's arts department is one of the school's biggest departments. It hosts a bi-annual "Arts Extravaganza," allowing students to set up exhibits at the Seahawk Cultural Center. The high school earns an A-minus on Niche.

Sports at Hilton Head Island Rec Center
Greens Shell Park is located just outside Big Stoney. It features playscapes, a basketball court and a pavilion with picnic tables. The park also has an undeveloped trail that leads to an observation deck overlooking Skull Creek. Hilton Head Island Recreation Center is about a mile east. It's a popular spot on a rainy day, with a large indoor gymnasium, fitness center and lap pool. The recreation center offers several fitness classes, ranging from Pilates and dance fitness to water Zumba and gentle yoga. Folly Field Beach Park is 5 miles away, offering public access to the Island's 12-mile shoreline.
The beaches offer serene spots perfect for morning bike rides or walks.

The Crazy Crab at Jarvis Creek offers panoramic views of the creek with deck seating and a small firepit surrounded by Adirondack chairs. Hopping on U.S. Route 278
Big Stoney is a car-dependent community, and U.S. Route 278 cuts directly through it. Drivers must pass through the community via Route 278 because it's the only drivable route on and off the Island. The highway gets congested frequently from May to September, and residents avoid traveling off the Island on Saturdays. Hilton Head Medical Center is 3 miles away, and Hilton Head Island Airport is 4 miles east. Savannah Hilton Head International Airport is 40 miles away.
