A quiet oceanfront community where the locals hang out
The hushed shorelines at Folly Field are some of Hilton Head Island's best-kept secrets. Folly Field Beach, the community's namesake, is colloquially called "local's beach" because that's where the locals go, says Debbie Iredell of RE/MAX Island Realty. Towering trees separate secluded sugar-sand beaches from residential streets, where bikers speed home and residents enjoy front-porch hangouts on custom beach cottages. What makes Folly Field different from many communities across the Island is that it's not gated, so it's easily accessible to locals who don't live in the area. "Once you're in your little community, it's quiet. You don't even know what's going on around you," Iredell says. Iredell has lived on the Island since 1980. "If there's a lot of traffic on 278, you don't even know that. It's peaceful out here."

Beach cottages and custom coastal estates
Folly Field features commercial hotels and a diverse mix of private residences. Beach cottages with characteristic white trim, double-decker porches and split entryway staircases feature upwards of 3,000 square feet. Ranch styles from the 1960s through the '80s often have anywhere between 1,500 and 2,500 square feet with at least three bedrooms. And contemporary estates reflect the original owner's taste, unique to the neighborhood with over 4,000 square feet and at least five bedrooms. Because they're in a flood zone, most homes feature first-story garages with second-story front entrances. Prices often depend on proximity to the ocean. Estates on Sand Dollar Road, just behind the dunes, cost between $2 and $4.5 million. Homes not directly on the beach, but a few roads back, cost between $900 and $1.5 million. Ranch styles closer to Business 278 cost between $600,000 and $900,000. Investors have purchased many of the community's single-family homes and villas for vacationers or short-term rentals.

Hilton Head Island High School has a robust list of student clubs
The Beaufort County School District scores an overall A-minus on Niche and serves nearly 22,000 students. All three schools students attend are on the Island, occupying the same campus. Hilton Head Island Elementary School scores an overall B-plus on Niche, while Hilton Head Island Middle School earns a B and Hilton Head Island High School an A-minus. The high school features several student clubs, from pep club and robotics to debate club and Academic World Quest.

Sunny days on Folly Field Beach
Full-time islanders usually hit the beaches in April and early May before tourist season kicks off. "Living on the Island, you go to the beach in April," says Hilton Head native Karyn Seley. "From mid-June through the end of summer, you won't catch me there. I'll be in my pool." Folly Field Beach is busy throughout the summer, and its meter parking lots provide plenty of spots for those not within walking or biking distance. Just north up the shore, Islanders Beach Park offers additional space to set up camp. A short boardwalk crosses the dunes, featuring a pavilion overlook with a grill. The boardwalk connects with a parking lot that requires a permit. Driessen Beach Park and Burke's Beach offer additional spots to lay out a towel. Chaplin Community Park is where local sports teams play soccer, baseball, softball and tennis. "My daughter grew up playing soccer at Chaplin Park," Iredell says.

Oceanfront drinks at Jamaica Joe'z
When the sun's out, oceanfront spots like Jamaica Joe'z and Sea Salts Beverage Company pack full. Beach-goers run up to Jamaica Joe'z for a lunchtime burger or hot dog, and adults grab a frozen cocktail or a mixed drink. Sea Salts Beverage Company is owned by Marriott's Surf Watch, but it's open to the public. The bar is a quick walk over the dunes, providing specialty drinks like endless summer punch and Lowcountry lemonade. A couple of spots further inland offer more food and beverages. Coconutz Sports Bar has traditional pub fare, local brews, and plenty of televisions that always have a game on. Next door, Gator'z Pizza and Wings features signature square pizza with specialty options, including hot honey pepperoni and meat lovers. Shelter Cove is a popular shopping hub for most communities on the Island, about 2 miles down Business 278. The shopping center features a Kroger and a Whole Foods Market, among many other shops and restaurants.

Biking and Business 278
Business 278 is the community's main thoroughfare and the only way on and off the Island. The highway can get congested, and locals often avoid travel on Saturday. Biking is big on the Island and is often a preferred method of transportation. "We're a huge biking community down here," says broker Maria Skrip, co-owner of RE/MAX Dream. Skrip has sold homes across the Island with her husband and fellow broker, Christopher Skrip, for nearly 15 years. "Everywhere you go on the Island is pretty accessible by bike. There are trails all over." Hilton Head Island Airport is about 3 miles away from Folly Field. The small airport serves only three airlines: American Airlines, United and Delta. Healthcare is provided at Hilton Head Hospital, about 3 miles away.

Hilton Head is a barrier island, so flood risk is high. According to Risk Factor, Folly Field has extreme flood and air factors because hurricanes hit the Island. Evacuation routes are in place, and the community comes together in cases of emergencies, Skrip says.
