A historic Gullah neighborhood along Broad Creek
Gardner is named for March Gardner, a Gullah man who became one of the largest landowners on Hilton Head Island. It's one of Hilton Head's 13 Historic Gullah Neighborhoods and home to the Pinefield Otter Hole Cemetery, one of nine Gullah cemeteries on the Island. The Town of Hilton Head Island prioritizes preserving Gullah culture and, in 2022, established the Gullah Geechee Historic Neighborhoods Community Development Corporation. The Corporation aims to elevate cultural resources and guard the cultural assets of communities like Gardner. The neighborhood has been quiet over the years, but its location along Broad Creek piqued interest and led to the development of large homes on the water. “A builder did go in and buy a couple of plots of land,” says Maria Skrip, local broker and co-owner of RE/MAX Dream. She’s sold homes on the Island for nearly 15 years. “But it has stayed mostly residential with a couple of businesses, like the Old Oyster Factory.”

Lowcountry and coastal homes overlooking Broad Creek
Housing widely varies in Gardner. “You can see every kind of home you can think of,” Skrip says. “And you’re going to have all sorts of price points because some are on the water and some are not.” The gated Cross Winds subdivision has the community’s most expensive homes. Here, buyers will find coastal and Lowcountry-style homes that measure over 2,000 square feet and feature at least three bedrooms. They list between $750,000 and $1 million. Homes along Broad Creek measure upwards of 4,000 square feet and list between $1 million and $1.5 million. Many of these houses have screened-in porches and first-level garages for protection from flooding. Buyers will also find a mix of ranch-style and manufactured homes that list between $300,000 and $600,000. These homes tend to sit on bigger parcels of land, measuring around a third acre. Gardner is heavily wooded, and most lots are full of mature oak and palm trees.

Hilton Head Island High School hosts a bi-annual "Arts Extravaganza"
The Beaufort County School District scores an overall A-minus on Niche and serves nearly 21,500 students. The Hilton Head Island Early Childhood Center serves pre-K and kindergarten students and scores a B-plus on Niche. Hilton Head Island Elementary School has a B-plus on Niche, and Hilton Head Island Middle School has a B. Hilton Head Island High School’s arts department is one of the school’s largest and most robust sectors. It offers classes in media art, photography, theater and dance. The arts department hosts a bi-annual “Arts Extravaganza,” where students host various exhibits at the Seahawk Cultural Center. Niche gives the high school an overall A-minus and ranks it the third-best public high school in Beaufort County.

Sunsets at Oyster Alley or beach trips at Folly Field
There are no parks in Gardner, but Hilton Head Island is encircled by 12 miles of public beaches and dotted with parks. Jarvis Creek Park, located 3 miles from Gardner, sprawls across 53 acres. It’s home to Lake Liggett – a popular spot for fishing with a designated dock. The park also features a playground, picnic pavilions and a fitness trail. Oyster Alley is about 4 miles away and is a good spot to watch the sunset over the Island’s salt marshes. It has a short boardwalk with benches at the end. Folly Field Beach Park offers public beach access 3 miles from Gardner. A boardwalk connects the parking lot with the beach, featuring showers and restrooms.

Water views at the Old Oyster Factory
While Old Oyster Factory is Gardner’s only restaurant, it’s one of the most popular on the Island. Its Broad Creek overlook earns the restaurant a spot among OpenTable’s Top 100 Scenic View Restaurants in America. Tables with umbrellas fill the restaurant’s patios, and the dining room has big windows offering water views. Menu items include blackened mahi mahi, seafood pasta and Lowcountry blue crab cakes. Lincoln and South Brewing Company, located about 2 miles east, has snacks, seltzers, games and dozens of craft beers on tap. The brewery usually hosts events, from open mic nights and trivia to live music and bingo. The Festival Centre at Indigo Park is 3 miles away and features Publix and Walmart Supercenter. The shopping center also has a Walgreens Pharmacy and Barnes and Noble.
The nieghborhood is surrounded by plenty of seafood inspired restaurants.
Publix is the go to spot for fresh produce and groceries.

Navigating the Hilton Head Island
Gardner is a car-dependent community, but Marshland Road has a designated bike lane. When headed east or west, Marshland Road connects with U.S. Route 278, the only drivable route off the Island. There’s a noticeable uptick in traffic on the weekends and throughout the Summer. Hilton Head Hospital is 3 miles away, and Hilton Head Island Airport is 4 miles away. Savannah Hilton Head International Airport is 44 miles away, and Savannah is 37 miles southwest of the Island.
Flood zones in Gardner
According to the Hilton Head Island FEMA Flood Zones map, Gardner is in several flood zones. Homes on Crosswinds Drive are in flood zone AE, a Special Flood Hazard Area that requires homeowners to purchase flood insurance. Other homes are in X and X-Shaded flood zones, which are moderate and minimal-risk areas. Flood insurance is not required in these areas.
