Golf cart paths connect quiet cul-de-sacs
The Greenwood Development Company began building quiet cul-de-sac streets throughout Palmetto Hall in the early 1990s. Though there aren’t any sidewalks, golf cart paths allow residents to quickly get around the neighborhood. The homes reflect a new traditional style, with protruding two-car garages and gable roof entryways. Some houses feature dormer windows, full front porches and other cape cod accents. These listings typically fall within the $1 million to $2 million range. Those looking to build their custom dream home can find empty homesites for around $250,000; however, it’s important to note that Palmetto Hall’s Architectural Review Board must approve the design plans before construction. As of 2024, the annual POA fees fall around $2,000.

The Palmetto Hall Golf and Country Club features two championship golf courses
The Palmetto Hall Golf and Country Club boasts two championship-level golf courses designed by Arthur Hills and Robert Cupp. Comprising 36 holes, the courses feature neatly groomed fairways dotted with freshwater lagoons and sand bunkers. Along with golf, Club members have access to two fenced-in tennis courts and a junior Olympic-sized pool next to the Clubhouse. Kids can practice their soccer or baseball skills on the Palmetto Hall Ballfield at the neighborhood’s far north end. About a half mile further north, Fish Haul Beach Park is where locals go to avoid the oceanfront tourist crowds.
Volunteer events organized by the Palmetto Hall Women's Club
The Palmetto Hall Women’s Club organizes volunteer events for the community every year. In November, neighbors collect nonperishables for the Thanksgiving Food Drive. They drop off bicycles, soccer balls and baby dolls under the Clubhouse Christmas tree each year for the Holiday Toy Drive. The Women’s Club added an annual Diaper Drive just a few years ago to benefit the Sandalwood Community Food Pantry.
Meet up for weekly happy hours at Baird's Pub
Residents meet up for weekly happy hours every Friday night at Baird’s Pub. Located within the Palmetto Hall Clubhouse, the Pub offers daily Lowcountry lunch service, Sunday brunch and a full bar. Rainbow-colored string lights crisscross above the outdoor patio at Hilton Head Brewing Company just across the street. Groceries and household essentials are found about 1.5 miles west at the Harris Teeter in Main Street Village. In this walkable retail district, locals can get their nails done, browse through local boutiques and sit down for an Italian dinner at Frankie Bones.
Hilton Head Island High is getting a new three-story classroom wing
Palmetto Hall is less than 3 miles from some of the best public schools in Beaufort County. Hilton Head Island Early Childhood Center offers a preschool through kindergarten program that earns a B on Niche. Hilton Head Island Elementary scores a B-plus, Hilton Head Island Middle gets a B and Hilton Head Island High School receives an A-minus. In May 2024, the high school broke ground on a new three-story classroom wing that’s set to be complete by 2030.
Easy access to William Hilton Parkway
Palmetto Hall sits between the local hospital and the historic Mitchelville community in the mid-island area of Hilton Head Island. Beach City Road borders its east side and quickly links to William Hilton Parkway, which traverses around the whole Island. The Hilton Head Island Airport is directly across Beach City Road. While residents can hear the faint sound of planes taking off, “It’s a shorter runway that can’t handle all of those huge commercial planes, so it’s never too loud,” says Christopher Skrip, a local broker and co-owner of RE/MAX Dream.
Risk of flooding during hurricane season
Palmetto Hall is located on a barrier island, “so we have to have flood insurance just like everyone else on the coast,” Maria Skrip says. A local broker and co-owner of RE/MAX Dream, Skrip, says, “I’ve been here since 2002, and we’ve only had 2 hurricanes affect the island.” Still, Hilton Head Island “has a whole evacuation route planned out for us,” she adds. Palmetto Hall’s email blast system also alerts residents of any storm risk and provides a comprehensive list of emergency resources.
