An 800-acre resort with ample recreational amenities
In Hilton Head's Shipyard resort, golf carts and bikes weave around protected inland lagoons and camouflaged villas, canopied by hundreds of mossy oaks. Recreational facilities complement the resort's striking natural features, as championship golf courses maneuver through aged oaks and tennis courts sit behind the island's sugar-sand beaches. Alligators often break the lagoon's surface some air, and racerunner lizards sunbathe on paved bike trails. "You'll almost always see a gator in Shipyard," says local broker Maria Skrip, co-owner of RE/MAX Dream. Skrip and her husband have sold homes across the island for nearly 15 years.
Shipyard was born out of early developer Charles Fraser's dream to create a resort community that accentuated the island's environment and protected its wildlife. His dream came to fruition in the 1950s with the development of the Sea Pines resort, which laid the groundwork for Shipyard. "You'll notice with a lot of the infrastructure, there's a whole lot of greens and a whole lot of browns," Skrip says. "The whole idea for the island's development was for it to blend in with nature. It's what makes the island so beautiful." Shipyard's tennis courts, golf courses and bike trails sit behind the security of two operated gates.

Vacation villas and single-family homes
Shipyard features nearly 30 sub-communities that wrap golf courses and lagoons, many with private pools or tennis courts. These smaller sub-communities have a mix of timeshare units, commercial resorts and single-family homes. Plus, Shipyard has over 1,100 villas. "Villa is basic terminology for us here on the island," Skrip says. "What most people would call a townhome or a condo, we would call a villa." The Beachwalk and Colonnade Club communities mainly have villas, while areas like Brigantine Quarters feature timeshare units and Kingston Cove features single-family homes. Each single-family home is different, so there's not a common trend. Villas typically cost between $500,000 and $715,000, with three-bedrooms villas typically costing closer to the $700,000 mark. Many single-family homes cost between $1 and 1.5 million dollars, but those under 2,000 square feet can cost between $800,000 and $950,000. While Hilton Head Island is home to over 40,000 permanent residents, many homes were purchased as vacation or second homes. And investors commonly pick up homes to rent out throughout the year.

Golf courses, tennis courts and sandy beaches
Shipyard's recreational amenities bring the community to life. The Shipyard Golf Club features three courses that sprawl across the neighborhood, comprising 27 holes. Golfers tee off from one of four tee positions, accommodating pros and beginners. The courts at Van Der Meer Tennis Center draw both casual and competitive players. The facility's 20 courts host tournaments, clinics and big events like the Shipyard Cup and the USTA National Open. Van Der Meer courts remain busy throughout the year with snowbirds in the winter. Locals hit the bike trails to make their tennis matches or tee times. Bike rental locations are throughout, but permanent residents and annual visitors typically have their own bikes. Solo riders are joined by big packs of people exploring the paths, and often, families will gear up the little ones in secure bike attachments. Locals urge drivers to keep a keen eye out for bikers throughout the island. Bikers also trek to the beach. While the beach isn't private, Shipyard offers a private access point with restrooms, showers and a designated walking path over the dunes. The beach is busy throughout the summer, but early mornings remain calm. Sunrise watchers may catch a visit from a deer peeking through the dunes.

Hilton Head Island High has a robust arts department
The Beaufort County School District scores an overall A-minus on Niche and serves nearly 22,000 students. All three schools are located on the island and occupy the same campus. Hilton Head Island Elementary School scores an overall B-plus on Niche, while Hilton Head Island Middle School earns a B and Hilton Head Island High School scores an A-minus. The high school's art department is one of its largest, featuring nearly ten teachers who help in disciplines from textiles to photography.
Heading out of the island
Business 278 is the community's main thoroughfare. "There's one way on and one way off the island, and that's 278," says Hilton Head Island native Karyn Seley. "It has many traffic lights; if you catch one, you catch all." And locals know the best times to hit the road. "If you want to go off the island, don't do it on a Saturday." Locals ride bikes, and trails stretch from Port Royal to Sea Pines. Hilton Head Island Airport is about 9 miles from Shipyard, serving American Airlines, Delta and United. International and cross-country flights likely need to grab a connection in Savannah, about 45 miles away. Healthcare is provided at Hilton Head Hospital, about 8 miles away.
Shipyard is bordered by the beach on one side and highway 278 on the other.

Post-golf drinks at Brickyard and nights at Coligny
Brickyard Pub is a popular spot for dinner and drinks after a day of golf. The pub sits next to Shipyard Golf Club, offering fried chicken sandwiches and pub burgers with patio views of the green. The happy hour menu features discounted beer, wings and fried appetizers. Locals often take the trip out of the gates for more dining options. While Coligny Plaza buzzes with tourists, locals still go for the bacon jam and biscuits at Bad Biscuit and the chargrilled oysters at The Sandbar. "Coligny is where the tourists are and where the party is at," Skrip says, "But locals still come here, whether to meet up with some friends and eat or listen to live music." Directly across Shipyard, the Village at Wexford has a few popular spots. Java Burrito serves cappuccinos and burritos while live music from The Jazz Corner fills the plaza during weekend events. Shelter Cove, about 3 miles down Business 278, is a big shopping center with a Kroger and Whole Foods Market. "The Kroger is huge," Skrip says. "It even has a bike-repair facility."

Flooding risks on the island
Hilton Head is a barrier island, so flood risk is high. According to Risk Factor, Shipyard has extreme flood and air factors because hurricanes do hit the island. Evacuation routes are in place, and the community comes together in cases of emergencies. "If a hurricane is coming, they [city officials] will actually come and knock on your door to let you know you should leave," Skrip says. "They're very protective here."
