Most homes in Atkinson sit on large lots surrounded by forests, with ample space between neighbors. Some properties come with additional farmland, while others are lined along country roads. Traditional multi-story homes with a simple exterior are common, with some as old as the 1920s and others built as recently as the 1990s. These properties span 2,000 to 3,600 square feet and are priced between $750,000 and $1 million. There are also Craftsman-inspired Millennium Mansions in the neighborhood from the 1990s. These properties span 4,400 to 6,800 square feet and are priced $2 million to $2.5 million. These homes have manicured lawns with decorative shrubbery, though they are still separated from each other by thick forests. According to Johnson, properties in Atkinson are required to have five acres or more – homeowners are not allowed to subdivide the land any smaller. The CAP Index crime score for Atkinson is 1 out of 10, lower than the national average of 4.
Recreation along Cedar River
provide hiking, wildlife watching and exploring. “It’s an outdoorsy area. People like to live out where they can ride their four-wheelers,” Johnson says. Fred V. Habenicht Rotary Park is a greenspace roughly a mile from the neighborhood with picnic tables and an open field. Most notably, the park has access to the Cedar River – the area is considered a local watering hole, where visitors can go swimming, fishing and kayaking. There’s even a graffiti-covered bridge that acts as a local landmark for walking along the riverbank. Farther south down the river is the Dorre Don Natural Area. The 68-acre preserve is mostly made up of wetlands and forests, though there are a handful of trails, such as the Cedar River Trail.A-rated Tahoma public schools
Families living in Atkinson can send their kids to schools within the Tahoma School District. Tahoma Elementary School is a designated historical site, operating as the oldest campus in the district. From there, students can attend Summit Trail Middle School. Tahoma Senior High School provides a College in the High School (CHS) program through the University of Washington that allows students to take college-level courses. Atkinson’s expansive landscape and long country roads lend to it being a car-dependent community. “It’s a great commuting area. It’s close to the highways, so you can get places quickly,” Johnson says. “You’re close to Issaquah, Renton and you’re half an hour from Bellevue.” Washington state Route 18 runs along the northwest of the neighborhood, and access to Washington state Route 169, also known as Renton-Maple Valley Road, is close by. Drivers can take this road roughly 27 miles north into Seattle. There are also two local bus stops in Maple Valley. Since Atkinson lacks commercial areas, traveling into Maple Valley is required for shopping and dining. Maple Valley Market is a local grocery store about a mile east of the neighborhood along Renton-Maple Valley Road. Next door, a small coffee stand called Rainier Valley Coffee sits in the Shell gas station parking lot, offering signature drinks and seasonal flavors. Cascadia Pizza Co. is a restaurant across the street serving wood-fired specialty pies, where patrons can sit outside and admire the waterfront views of the Cedar River. About a half mile up the road, Foley’s Produce is a farmers market selling fresh produce, plants, food and other products. Farther south on Maple Valley Highway, about 4 miles from the neighborhood, there’s a commercial corridor with more dining options. Stockton’s Restaurant & Spirits is a classic bar serving American fare and hosting live music on the weekends. There’s also La Fogata Mexican Restaurant and Village Inn Burgers & Terriyaki. Quality Food Center (QFC) is the area’s grocery store.
