Just below the Tennessee-Mississippi state line, Holly Springs of Marshall County is the rural center of sprawling farmland, small-town charm and balmy Southern summers. It belongs to the Memphis metropolitan area, but make no mistake – this is far from urban living, and the residents have total repose of country living. Driving around the county reveals scenery of miles of green fields dotted with the moving figures of cows and maintained farmhouses, passing by small general stores and churches. Holly Springs' downtown area showcases local businesses, its outdoor recreational opportunities are abundant and there's a steadily growing residential market.

"There's a ton of new building going on; we have lots of new subdivisions popping up," says Amylynn Patterson, a Realtor with Crye-Leike and long-time resident of Marshall County with 10 years of realty experience. "Board-and-batten styles are just everywhere. Our housing prices are a huge appeal – you're close to Memphis without city prices." Holly Springs is by far the most populous part of Marshall County, so most contemporary properties are built near the downtown center or on ample acreage farther out into the country fields. Plenty of homes still exist from the mid to late 20th century, however, with styles typical to the Southern vernacular. Three-bedroom homes with simple styles, like ranch houses, typically sell for under or at $300,000, while large and modern – or historic – homes settle more at $400,000.

Focusing on the local - a day in downtown
Holly Springs has a couple of service businesses, such as banks and Walmart. Many other things, like grocery shops and restaurants, are locally owned and run. "Downtown Holly Springs is just so cute, it's quaint, and the historic buildings have been well-preserved," Patterson says. "Coffee in Holly is just the greatest little place. Amazing coffee and bagels, and they always have something going on." Locals stroll around the few blocks that make up downtown, stopping at Angie's Boutique to sort through colorful clothing and popping into Holly Market to gather snacks before they carry on with their day. Annie's Home Cooking is named exactly as it should be – locals say it feels like going to grandma's house for authentic, homemade Southern food, fried chicken with greens and all.

A wealth of outdoor recreation surrounding Holly Springs
Marshall County as a whole has a couple of small, maintained parks scattered around the area with typical attractions, such as playgrounds and sports fields. Its strength in outdoor recreation comes from its connection to Wall Doxey State Park, the Holly Springs National Forest and Sardis Lake. "The Holly Springs Forest draws people from all over; we're well-known for it. There's tons of trails, and you can definitely see the seasons change with that around," Patterson says. Wall Doxey State Park features additional nature trails, fishing at a spring-fed lake and two disc golf courses.

The path of Holly Springs School District
Public institutions are served by Holly Springs School District, and kids can start Holly Springs Primary before heading to Holly Springs Intermediate. Both are rated with a C-minus on Niche, and they focus on getting kids involved with activities outside of the classroom, from the community garden to several diverse extracurriculars. They move on to Holly Springs Junior High before finishing basic education at Holly Springs High, both with an overall C. Holly Springs High maintains a student-teacher ratio of 14-1, and they have a connected Career and Technical Center.

In September, they host this hummingbird festival where you can see the mass migration. They keep track of the birds each year and let you hold and release them. Lots of vendors and speakers come; it's a big deal."
Zipping up to Memphis
Holly Springs is intersected by Route 7, a major thoroughfare that begins at the Tennessee state line and runs through several towns and counties in Mississippi. It's also bordered by Interstate 22, which gets residents to Memphis in less than an hour. Its rural nature means the community is heavily car-dependent.
