Once a country club, always a country club
Hillcrest may have lost its golf course, but it never lost its country club vibe. Built on a former rock quarry in the 1960s, the original Hillcrest Golf and Country Club was surrounded by high-rise condo complexes in an active 55-plus community, the first of its kind in Broward County. But in 2016, the course was shuttered and the land sold, and Hillcrest’s development took a sharp residential turn with hundreds of new homes springing up across the former green.
Now, Hillcrest is a vibrant all-ages community with 70 acres of parkland to explore. Sitting about 6 miles from Hollywood Beach, the grounds offer a mix of gated streets, high-rise condos and attached townhouses, with a portion still dedicated to the Sunshine State’s seniors. Memorial Regional Hospital South is right down the road, and golfers have access to the historic Orangebrook Golf and Country Club nearby. There’s even a charter school on the property, which took over the former country club’s Playdium, and additional Broward County Public Schools are within a few miles. The complex even has its own police liaison.
“We take care of our people very, very well,” says Cindy Abraham, a longtime resident of Hillcrest and a Realtor with A Team Florida at Keller Williams Realty Professionals. Abraham is also the founder and editor of the community newspaper, Inside Hillcrest, which she says has over 2,000 email subscribers. “The buildings are all separately managed, so the paper kind of keeps everyone together.” Minutes from downtown shopping and the boardwalk, Hillcrest is becoming one of Hollywood’s most successful new developments, offering city convenience with a country club twist.

Hillcrest’s newest homes can top $1 million
Parkview at Hillcrest, which comprises more than 300 detached homes and 340 townhouses, is the community’s newest addition, and its most expensive. The gated area features modern prairie-style homes with flat, tiled roofs, ranging from $750,000 to more than $1.3 million. Townhouses provide a modest $500,000 to $700,000 option while neighboring high-rise condo units tend to hover around $250,000 to $350,000 for two-bedroom layouts. About half of Hillcrest’s buildings are age-restricted 55-plus communities, where prices generally stay under $250,000 for a one or two-bedroom unit.

Private amenities and public green spaces are a highlight of Hillcrest
With a 70-acre park woven between Hillcrest’s many buildings, this former golf course community still offers plenty of opportunities for spending time on the green. Paved paths lead past calm reservoirs and open fields, making the entire complex accessible on foot. Most buildings provide some kind of outdoor amenity, such as tennis courts or playgrounds, while many single-family residences are adorned with a small private pool. Those missing a morning tee time don’t have to go far, though. The neighboring Orangebrook Golf and Country Club is home to a historic 36-hole championship course, which the city of Hollywood plans to revitalize in the coming years.
At Washington Park, which Hillcrest shares with surrounding neighborhoods, visitors have access to a community center, playground and racquetball courts. Zinkil Park has become a destination for outdoor exercise, with a paved trail featuring more than a dozen outdoor fitness stations. The park also features a contemporary playground under a large sunshade, as well as a small splash pad. And for beachgoers, Hollywood’s shores and boardwalk are about 6 miles away.

Just 2 miles from the neighborhood, Hollywood Hills Plaza is home to Target, Publix, salons, fitness centers and casual restaurants such as Bolay Fresh Bold Kitchen. Additional shopping options include Aldi and Walmart Supercenter, which sit a few minutes away along South State Road 7. Hollywood’s boldest flavors line the boulevard near Hollywood Circle, creating a walkable dining corridor in the heart of the city’s arts district.

Free public charter options include the local Championship Academy of Distinction, which scores a C-plus on Niche, while private options such as West Park Preparatory School are nearby.

Buses and bike lanes keep car mileage low
Hillcrest residents have easy access to both Interstate 95 and Florida’s Turnpike. Public transportation is available through Broward County Transit, which services bus stops along Pembroke Road and Washington Street. The recent addition of bike lanes has also provided residents with safer routes around town. “One of my dearest friends, she just turned 88. She rides her bike to Publix all the time,” Abraham says. Fort Lauderdale-Hollywood International Airport is about 8 miles from the neighborhood, while Miami International Airport is about 20 miles away.
