A neighborhood dominated by a nearly century-old "broadwalk"
A pink brick promenade that began as the brainchild of Hollywood, Florida’s founder is the star of the show in the city’s Central Beach neighborhood. Patterned after the famed Atlantic City boardwalk, Joseph Young began construction of his broadwalk, as it is known to locals, in 1926. Nearly a century later, the 2.5-mile stretch along the Atlantic Ocean has become the city’s featured attraction. It hums with the daily activity of residents and visitors alike who take advantage of more than 50 restaurants, dozens of shops and resort-style entertainment. “Central Beach is our Times Square,” says Dan Kennedy, a Realtor with Hollywood Beach Realty who lives in neighboring South Beach. “People who want the full tourist experience go to Central Beach.”

Dining options are almost endless
An eclectic mix of dining options is featured along the broadwalk. Ocean Alley Restaurant & Bar has been providing comfort food and live music for more than 20 years. Nearby 7 Tables On The Beach serves up highly rated Peruvian fare and exotic cocktails. Boardwalk Ice Cream’s walk-up window draws a crowd for their old-school selection of sweet treats. Featured stores include Hollywood Paradise, the quintessential beach shop, and The Bike Shack, where rentals provide a quick way up and down the promenade. One of the most popular attractions is the Jimmy Buffett Margaritaville Beach Resort. Residents can enjoy a staycation at reduced rates, and you don’t have to be a guest to relax at the resort’s 5 O’Clock Somewhere Bar & Grill or dine in style at JWB Prime Steak & Seafood. Billy’s Stone Crab, a well-known restaurant and seafood market, is a highlight of the additional dining destinations along the Stranahan River on the neighborhood’s west side. Walmart Supercenter and Publix provide convenient retail options just outside the neighborhood. A neighborhood Publix on the riverfront has been in the planning stages for several years, but as of summer 2024, a date had not been set for its opening.

Easy access to a beautiful oceanfront beach
The neighborhood’s location between the ocean and the river offers easy access to waterfront recreation. The beach stretches the entire length of the community. Its white sand and blue-green water are a beacon for sunbathers, swimmers and anyone who enjoys the picturesque coastal setting. “Our beach is not like other beaches in South Florida,” Kennedy says. “You can’t drive cars on our oceanfront. We have the promenade right next to the sand. So you don’t have to play Frogger to get to the beach and worry about getting hit by a car.” The river, which forms the local section of the Intracoastal Waterway, is a haven for nautical adventures, be it fishing, sailing or yachting. Charnow Park is the largest of the neighborhood’s green spaces. It features an array of amenities just steps from the ocean. It was created in the 1930s as a place to play paddleball. The courts have been restored in the years since. North Hollywood Beach Park is located adjacent to the neighborhood, and the nearby Anne Kolb Nature Center is a key player in the city’s efforts to educate the public about the natural landscape and its inhabitants. Set among a forest of mangroves, it offers year-round programs and events.

Luxury condos are a residential highlight
Condominium complexes of various sizes dot the landscape. All come with varying degrees of amenities, including doormen and rooftop pools. The largest luxury options are typically priced between $1 million and $3 million. Most two-bedroom units are priced between $500,000 and $900,000-plus. One-bedroom units generally range from the mid-200,000s to the high $400,000s. The occasional cottage home nestled on a side street can be found in the $1 million range, an indication of the neighborhood’s appealing location. As with all waterfront communities, flooding is a concern, but wind is an even greater concern, especially during hurricane season. Most of the multi-family buildings, however, are equipped to withstand the elements. On the other hand, single-family homeowners should be aware of the costs of insurance and home improvements.

Broward County Schools offer an array of programs
Students can attend either Dania Elementary or Hollywood Central Elementary schools, rated B-minus and C-plus by Niche, respectively. At Olsen Middle, a C-rated school, students can enroll in the Integrated Career and Academic Networks magnet program, which involves mentoring from business professionals and nearby institutions of higher learning. The two high schools serving the area also offer specialized magnet courses. South Broward High School, rated B-plus, offers a maritime, marine science and technology program. Hallandale High School, rated C-plus, features programs in STEM and multimedia technology.

Sun Shuttle provides quick and easy local travel
A local transportation service, Sun Shuttle, allows residents to easily travel between the neighborhood and other points of interest throughout the city. Broward County Transit buses run along Florida A1A, which runs the length of the neighborhood on the river side. A1A, nearby U.S. Highway 1 and Interstate 95 all provide access to cities along the coast, including Fort Lauderdale about 10 miles north and Miami about 20 miles south. Fort Lauderdale-Hollywood International Airport is a little more than 5 miles from the neighborhood.
