Just to the west of downtown Hollywood, Park East is popular for its hidden waterways and great local attractions. Here, apartments, condos, and single-family homes line the streets and waterfront and offer access to several parks. Hollywood shopping and schools are also a short drive from homes, and residents do not have to go too far for daily errands and education. Most of the community is car based as there are “not too many places within an easy walking distance,” says Andrea Polo, a recent transfer to the area and leasing consultant at The Upton Apartment Homes. Fortunately, Interstate 95 is close by for those who commute.

Hollywood’s greenspace and greenways
To enjoy the Florida sunshine, many locals head to Rotary Park, a county sports complex with fields, baseball facilities and a playground. The park even has a boat launch to explore the small lakes and flood canals that wind through the neighborhood. Residents can enjoy spending an afternoon at Stanley Goldman Park, which features paved waterfront trails, pickleball courts, a skatepark and a dog park. Local athletes can book a tee time for Orangebrook Golf and Country Club, which offers two 18-hole courses of championship-level play, both considered challenging but player-friendly. “I love the golf view; it is very beautiful and so peaceful,” Polo says.

Hollywood Hills Plaza
Locals can travel down the iconic Hollywood Boulevard to explore exciting shopping and dining options in Downtown Hollywood or check out the historic business district. Burgers and Shakes offers classic food in a modern setting, and Tijuana Flats is a local chain known for its extensive hot sauce bar and muraled walls. Practical retailers, such as Target and Publix, are located in Hollywood Hills Plaza, the local shopping mall. “It is a very popular place to shop; it is always busy, and the parking lot is always full,” Polo says.

Iconic Floridian homes along the waterfront
Homes in Park East are a classic mix of Floridian suburbia, with Spanish-inspired ranch-style homes and cottages dominating the streetscapes. The neighborhood also features some condo buildings and specialty communities, like Orangebrook Harbor, a 55+ community with manufactured homes in a neighborhood that borders Orangebrook Golf and Country Club. Properties here are gaining value quickly compared to other neighborhoods in Hollywood, and home prices range from around $260,000 to about $700,000.

Broward County public schools
Students in Park East attend Broward County public schools and start their education at Hollywood Hills Elementary School, which receives a B-plus rating on Niche. Locals can then move on to Olsen Middle School, which receives a C rating. Students will then finish up their education at the B-plus-rated South Broward High School, which has become popular for its sports teams, with its boys’ soccer team winning the 2024 state championship.
I-95 and Hollywood Boulevard
The neighborhood sits just 4 miles west of the beach, easily accessible down Hollywood Boulevard by car or bus. “I see a lot of buses on Hollywood Boulevard, but most people use their own cars,” Polo says. Residents can jump on Interstate 95, which runs parallel to the neighborhood, for a road trip. Those wanting to avoid driving can head to either of the neighborhood Tri-Rail and Amtrak stations to catch a train to destinations like New York or Washington, D.C.

Noise and Memorial Regional Hospital
While there is much to do that is exciting both in and around Park East, I-95 makes the western end of the neighborhood very noisy. For medical care, Park East is only a mile from Memorial Regional Hospital, one of the largest hospitals in the state and a Level I trauma center.
