Where Historic homes meet new apartment buildings
Parkside is a residential strip of downtown Hollywood where historic homes neighbor brand-new apartment buildings. “Parkside is a neighborhood in transition,” says Alex Bruno, owner and broker with RE/MAX 5 Star Realty. Bruno has worked in the area for 18 years. One of Hollywood’s first neighborhoods, Parkside has seen a recent influx of residents looking for downtown access and a quick commute to the beach. Still, evidence of Parkside’s past is easily found in the 1940s and 50s homes throughout the area, reflecting Hollywood’s post-war population boom. A few homes date back even further to the 1920s and 30s. “A lot of development is taking place,” Bruno says, but “some of the oldest homes in Hollywood are in Parkside.”

New apartment and townhouses ate being built
“New apartments and townhouses are being built all over the neighborhood,” Bruno says. Because of this, Parkside has become a place where most people rent. Still, the community maintains a residential feel, largely due to the lack of high-rises. Buyers will find “townhouses or condos with less than five or six floors,” according to Bruno. One-bedroom units in older buildings typically start around $200,000, with prices climbing with square footage. Newer, two-bedroom condos typically range between $350,000 and $450,000. Single-family houses sit on narrow lots with backyard space for a pool or shed. Ranch-style homes are common, many with Mediterranean elements. Midcentury homes with two- or three-bedrooms sell above $400,000. Remodeled and more recent builds can fetch over $800,000, with most homes falling somewhere in between.

Happy hour on Hollywood Boulevard
The neighborhood’s shopping and dining is clustered on the north side of the neighborhood, within walking distance of many apartments and homes. Walking down this strip of Hollywood Boulevard, residents will find bars, restaurants with outdoor seating and Cinema Paradiso, a small, arthouse theater showing independent films. The Tipsy Boar is a neighborhood favorite, a gastropub serving craft beers and elevated bar food. Visitors enjoy happy hour out on the patio or inside, where TV screens always show the game. For practical needs, shoppers can get groceries at President Supermarket or the Publix at Hollywood Circle.

Magnet schools for Parkside kids
Broward County Public Schools service Parkside students, with younger children starting at Hollywood Central Elementary on the opposite side of the Federal Highway. The school celebrated its 100th anniversary in 2023 and has a C-plus rating from Niche. Junior high students head to Olsen Middle, a C-rated magnet school with five academic tracks ranging from hospitality to marine robotics. High schoolers can continue on a track or start a new one at South Broward High School, a B-plus-rated school 2 miles north of the neighborhood.

ArtsPark lives up to its name
Parkside residents are in walking distance to ArtsPark at Young Circle, a grassy, 10-acre community hub in downtown Hollywood. The park can host up to 2,500 visitors at its outdoor amphitheater, which hosts frequent concerts and Friday movie nights. During the day, families flock to the park’s playground and splash pad, and people of all ages attend classes and demonstrations at the Visual Arts Pavilion. For a slower pace, Parkside neighbors can visit Poinciana Park, a dog park with walking trails and plenty of green space for kids and canines.
