Luxury condos are coming to the neighborhood
Palm trees shade a variety of homes along truncated streets. The oldest, built in the '40s and '50s, typically feature two bedrooms and served as summer cottages for the Northerners who helped make the city popular after World War II. However, larger homes in the area often feature more contemporary designs like traditional ranch and midcentury-modern. With spacious front yards and backyards large enough for in-ground pools, prices run from $500,000 to $800,000. Flood and wind damage are major risks here, especially during hurricane season. Homeowners should be aware insurance rates reflect those risks. Townhomes list in the mid-$400,000s. Condo prices typically range from the mid-$100,000s to $400,000 or more for a contemporary high-rise unit. One- to three-bedroom luxury condos will be available in 2026 at 1920 Pierce, a boutique complex slotted for the neighborhood. Prices there will range from mid-$400,000 to more than $800,000. “That central Hollywood area has been underdeveloped. I always wondered why it didn’t catch fire,” Gervase says. “But now, if you go downtown, you see cranes, you see buildings going up. There’s definitely a lot of opportunity.”J28 Sandwich Bar among contemporary dining options
J28 Sandwich Bar is a Peruvian highlight of downtown’s ethnic options. My Favorite Spot features tabletops designed by local artists and a diverse menu of international offerings. Farmer’s Milk is the go-to for homemade breads and desserts. The Tipsy Boar is a favorite of the nightlife crowd. Restaurants and independent shops line Hollywood Boulevard, which forms the neighborhood’s southern edge. Jack’s Hollywood Diner, serving up comfort food for more than 70 years, is a featured stop along U.S. Highway 1. For groceries, Publix has locations on both the north and south sides of the neighborhood.ArtsPark at Young Circle is a downtown hot spot
ArtsPark at Young Circle, in the heart of downtown, is one of the city’s most popular gathering places. Neighbors join together on the first Monday night of each month when food trucks roll into town for Food in Motion. On Friday nights, they take a blanket or chair to Movie Nights. During the holiday season, the park hosts the Christmas Near the Beach Festival and Market, which features a variety show, vendors, food trucks and, of course, Santa. The park’s amphitheater hosts concerts throughout the year. Additional highlights include innovative children’s playscapes, a splash pad, and an interactive Visual Arts Pavilion. The popular gallery features everything from martial arts classes to glass-blowing demonstrations. Nearby Anniversary Park is a smaller green space with a shaded turf playground. The neighborhood is also home to the Hollywood Beach Golf Club, which is undergoing an extensive renovation of its 18-hole public layout. Just outside the neighborhood, West Lake Park features a marina with fishing docks and kayak launches. The park connects to the hiking and biking trails around the Ann Kolb Nature Center on the Intracoastal Waterway.Nearby oceanfront features Hollywood Beach Broadwalk
The city’s buzzy oceanfront is less than 3 miles from the neighborhood. Within minutes, residents can find themselves enjoying the sandy beaches along the Atlantic coast or taking in the experience of the Hollywood Beach Broadwalk. Designed by Joseph Young, the city’s founder, the 2.5-mile pink-brick promenade is Hollywood’s featured attraction, drawing visitors with more than 50 restaurants, dozens of shops and resort-style entertainment. Dan Kennedy, a Realtor with Hollywood Beach Realty who lives in nearby South Beach, describes it as the city’s Times Square.Neighborhood high school offers marine magnet program
South Broward High School, rated B-plus by Niche, features a marine maritime magnet program in which students can study coral reefs, learn about the behavior of the ocean’s inhabitants and explore historic shipwrecks. The school also offers the Cambridge International program. Depending on their address, young students can attend Dania Elementary School, rated B-minus, or Hollywood Central Elementary School, rated C-plus. Olsen Middle is a C-rated school.Quick commute to Miami
Sheridan Street on the north side and Hollywood Boulevard on the south side are dotted with bus stops. Both roadways lead directly to Interstate 95. Memorial Regional Hospital is a 3-mile trip down Sheridan Street. The proximity of I-95 is a perk for those who commute to work. “Hollywood is a suburb of Miami, not Fort Lauderdale,” Gervase says. “People here go south to work, not north.” Miami is less than 20 miles from the neighborhood. Brightline’s Hollywood Station commuter rail stop is located at the intersection of Hollywood Boulevard and I-95 just 2 miles away. The Tri-Rail commuter service, which shares its tracks with Amtrak, recently launched a pilot express route connecting West Palm Beach to Miami. The route includes a stop at the Fort Lauderdale-Hollywood International Airport. Gervase said there is talk that a permanent stop will be built a few blocks north of downtown Hollywood, which would be a boon to neighborhoods such as Royal Poinciana. “That would bring a lot of opportunity and a lot of people,” he says. “With the right vision, I could really see this area becoming the next ‘it’ place.”
