Mauka and makai in eastern Honolulu
About 8 miles east of downtown Honolulu, Kuli’ou’ou-Kalani Iki has both the mountains and the ocean. The Ko’olau Range towers on its northern side, and the Pacific crashes to the south. This picturesque neighborhood is made up of two distinct areas, Kuli’ou’ou and Kalani Iki. “Kuli’ou’ou is in a valley farther from downtown. There are homes on either side going mauka, toward the mountains. You increase a bit in elevation, but the middle is mostly flat,” says Pam Maeda, a real estate agent with Marcus Realty and a lifelong resident of O’ahu. “Kalani Iki’s homes are on a hillside, so you’re more removed from the main highway. You climb a ridge, and the homes are set much higher, giving you ocean views. You can look makai, toward the water.” This natural setting has caused people to hang onto their properties for longer, and many families have lived here for years. The resulting community is slow-paced and serene, with a CAP Index Crime Score of 1 out of 10, four times lower than the national average of 4. “It’s quieter than downtown, and it’s not growing like the west side of the island. The busyness and the population density aren’t changing,” says Maeda. “Another big reason people live on this side is because of the sun. It’s at your back if you’re driving into work in the morning, and it sets at your back as you come home.”

Kuli’ou’ou Ridge Trail and Maunalua Bay Beach Park
With mountains in the neighborhood, trails are often a short walk from the house. “My favorite hikes are in that area,” Maeda says. “The Kuli’ou’ou Ridge Trail takes you to the very top of the mountains, finishing with these amazing stairs. Just when you think you’re about done, they go higher and higher.” Wiliwilinui Ridge Trail is another option on the neighborhood’s west side, and it offers similar ocean views. To the south, beaches cater to those who prefer a flatter elevation, and marine life is a common sight. Kuli’ou’ou, Maunalua and Kawaikui beach parks often feature palm trees and sand, and some homes are right on the beach. Each subdivision, too, has smaller green spaces such as Nehu Park, Kamole Mini Park and Wai’alae Neighborhood Park. Maeda says the latter is popular with pickleballers, and they have games on the weekends.

Mountainside compounds and estates, sizeable lots with views of the Pacific
Kuli’ou’ou is known for its large lots and blocky multistory houses. “The east side of the island used to be all farmland,” Maeda says. “A lot of people created compounds here to raise their larger families in the 1950s, and the area is still very popular for that.” While new construction is now mixed in, homes in this easternmost subdivision are between $1.1 million and $1.9 million. Four subdivisions make up Kalani Iki, though, and it comprises the rest of the neighborhood. “A lot of mainland people buy in Kalani,” Maeda says. “It’s mostly estates, and it’s where they can get that ocean view.” Buyers here pay for square footage and shore proximity, and the highest-end properties sell between $4 million and $13 million. Some are in Loa Ridge, a gated community. However, most properties are between $1.3 million and $3 million.

Kalaniana’ole Highway and TheBus
Kuli’ou’ou-Kalani Iki is mostly hilly, but walkers can still use the neighborhood’s sidewalks. Driving is the most common way to get around, though, and the Kalaniana’ole Highway is the main thoroughfare for this side of the island. Because this route gets a lot of through traffic, it can back up during rush hour. Honolulu’s public transportation system, TheBus, operates hourly along this highway; it stops at Kahala Mall and some of the area’s subdivisions. Downtown Honolulu is about 8 miles west of the neighborhood, and Daniel K. Inouye International Airport is about 12 miles.
