Lake Avalon Groves sits among farmland and nurseries, giving the neighborhood a rural feel that belies its convenience to shopping and dining. A handful of properties also back onto Lake Avalon, offering private fishing and boating docks. “It’s really nice,” says Ronald Ziolkowski, a Realtor with RE/MAX Prime Properties, who has been selling in the area for over 20 years. “It’s oversized, lots more of a country feel to it and makes you feel like you’re in the middle of nowhere, but second from shops and restaurants."
A mix of single-family properties with limited HOA activity
Homes in Lake Avalon Groves can range from $900,000 to $2.9 million. Styles include Mediterranean revivals, modernist and farmhouses. Land is available. An HOA oversees some properties, but Ziolkowski says most of the area has no restrictions. “You can build what you want. It’s got a lot of character,” Ziolkowski says. According to maps from the Federal Emergency Management Agency there is a slight flood risk near the lake. The community also has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4 out of 10.
Newer public schools and private options
Students can start at Hamlin Elementary and continue to Hamlin Middle School. Both schools opened in 2022 and are unranked on Niche. West Orange High School is A graded and offers career and technical education programs in multiple fields, including TV production, animation and architecture. The Foundation Academy is a private, religious school, and ranked A-plus.
Lake Avalon, parks in Horizon West and Disney World
Lake Avalon has several public access points for fishing and walking paths. Other nearby lakes include John’s, Black and Speer. Green spaces in Horizon West include Summerlake Park, which features biking paths, a playground and a picnic area. Independence Park has a playground and a dog park. The Orange County National Golf Center and Lodge is south of the community and features two 18-hole courses, a nine-hole course and a 42-acre driving range. The facility also hosts professional golf tournaments on the LIV Golf tour. Indoor activities in Horizon West include a movie theatre, the Urban Air Trampoline and Adventure Park. Disney World is 9 miles southeast, while other Orlando parks, including Universal and SeaWorld, are farther east.
Shopping and Dining in Horizon West
Downtown, 4 miles south, is home to multiple chains and local restaurants. Bosporus Turkish Cuisine is a regional chain that serves authentic Turkish and Mediterranean dishes. The French Café offers breakfast, baked goods and coffee drinks. Home State Brewing Company has craft beer, sandwiches and salads.Horizon West has a Walmart and a Publix on Hamlin Groves Trail. More big box retailers are in Winter Garden Village on Daniels Road. Orlando Health Horizon West Hospital is 4 miles south, adjacent to the golf course.
Daniel Webster Western Beltway and Orlando International
The Daniel Webster Western Beltway runs adjacent to the community and connects to Interstate 4 to the south and Florida’s Turnpike to the north. Orlando International Airport is 27 miles east.
