Horsham provides easy access to local attractions
The Philadelphia suburb of Horsham offers a quiet and convenient community to call home while enjoying proximity to the attractions of nearby towns. “There’s a lot of businesses nearby, and it’s close to the turnpike," says Denise D’Amico, a Realtor who has been with Re/Max Reliance since 1987. "Two different malls are not too far away and there are lots of golf courses.” While Horsham has its share of dining and parks, locals frequently head to places like Hatboro or Warrington for more shopping options and events. The nearby highways and commuter trains offer multiple routes around the Greater Philadelphia region, and Center City Philadelphia is about 20 miles away.

Suburban Philadelphia homes feature many styles
Buyers can find a broad mix of home styles and prices in Horsham. “It varies. There are a lot of starter homes and townhomes and things like that,” D’Amico says. Some homes range from $500,000 to $600,000 and estate-level properties can sell for $800,000 to $1.5 million. Most of the community features traditional suburban houses from the late 1960s to the ‘90s. Modest cottages and ranch-style homes are also common. Streets often have large trees, and homes include spacious lots that frequently offer room for backyard pools. The median housing price is around $420,000.

Nearby Philadelphia suburbs have wide range of shopping and dining
Horsham has several popular restaurants. MaGerk’s Pub & Grill is a regional chain of bars serving cheesesteaks, seafood and other pub fare. Nabrasa Brazilian Steakhouse serves all-you-can-eat meat, fish, sides and desserts. Two nearby malls offer plenty of shopping options. The indoor Willow Grove Park has department stores like Bloomingdale’s, Macy’s and Nordstrom Rack. The Shops at Valley Square is an outdoor shopping center in Warrington, with Chico’s, Jos. A. Bank and other well-known stores. The nearby community of Hatboro features a quaint main strip lined with locally owned boutiques and restaurants. Residents can find groceries at Giant, Acme Markets or Walmart.

Sports, picnics and biking at nearby parks
Outdoor recreation is abundant at parks in and around Horsham. Lukens Park has an accessible playground, fitness court and softball fields. The basketball court has adjustable rims that can be lowered for wheelchair basketball games. The park also connects to the Horsham Power Line Trail. “There are high-tension wires, and [the township] built a bike trail underneath them," D’Amico says. The paved multiuse trail is a little over 5 miles and accessible from multiple points in the community. Golf courses nearby include the private Commonwealth National Golf Club and Five Ponds Golf Club, which is open to the public.

Events and attractions bring visitors from all over
Hatboro hosts an annual car show on the last Saturday in July. The Moonlight Memories show brings all kinds of classic cars to the area. “They close down the whole town. People come from all over, and it’s a lot of fun,” D’Amico says. North of Horsham, residents can see a vast collection of military aircraft and memorabilia at the Harold F. Pitcairn Wings of Freedom Aviation Museum.
Horsham has several vintage car clubs and they have meet ups all summer long.

Students prepare for college and careers at Hatboro-Horsham schools
The Hatboro-Horsham School District serves the area and receives a B-plus from Niche. It has four elementary schools, one middle school and one high school. Hatboro-Horsham High School gets a B-plus rating and offers several special programs, including dual enrollment through Montgomery County Community College. Students can also take classes at the Eastern Center for Arts and Technology, which provides professional training in 16 career areas.
Hatboro-Horsham High School is a highly rated institution.

Highways offer convenient commutes around Philadelphia
Interstate 276, also known as the Pennsylvania Turnpike, is nearby and offers a route into Philadelphia. Drivers can take I-276 west to I-76, leading into Center City. Despite being about 30 miles, this route is typically faster than 20-mile routes that use smaller roads. Hatboro has a Southeastern Pennsylvania Transportation Authority station that offers commuter trains into the city. Bus routes also serve the area, connecting to surrounding communities.
